November 11, 2017I was a little late looking for apartments my senior year (the week before school started). Highland Terrace was literally the last option that was (at the time I thought) reasonably priced. I had heard rumors about turning on the showers and roaches coming out, and while that didn't happen to me, I don't doubt that it happened as many bugs as there are. Homeless people live behind it in a shelter by the dumpster. In January, I had my car hot wired and stolen from the lot literally outside my ...door. The police caught him, and he turned out to be one of the homeless people living near the apartment. I raised my concerns to Highland Terrace for better watch over the premises, but they did nothing. Because the car thief (now convicted of a felony), lived outside before his trial, I was scared walking out all the time, and every homeless person walking around there creeped me out. I put in a notice of breaking my lease and left early, but Highland Terrace insisted that I couldn't break my contract even though I legally could because of the unsafe conditions. Bait and Switch...This is the best photo of the complex...the rest look like student slums!
August 7, 2016After contacting the apartment complex and having our many questions answered, we completed an online application and paid the $200 fee for what we thought was a nice apartment that had a dishwasher, washer/dryer hookup and air conditioning. We visited in June to see our assigned apartment before the August move in and were greatly surprised to find that the pleasant photo of Highland Apartments was not at all what our apartment building looked like. It turned out that our apartment was a ...student slum on 13th street both inside and out. The current resident provided us access to our assigned apartment. We found the apartment was terrible. There was a ceiling fan in the living room that was dangerously low(probably against code as it would have hit my 6ft son in the forehead), and the apartment was well worn. We selected Highland Terrace apartments because it was advertised to have a washer/dryer hook up and a dishwasher and from the web page it looked to be a pleasant place to live. There was neither in our assigned apartment. When we returned to the rental office, they stated that those apartments do not have washer/dryer hookups--some of their other apartments have them but those apartments would not be available to us. They said they would remove the fan (it gets very hot in Knoxville), install a dishwasher and clean up the apartment however they would not install a washer/dryer hookup. We requested our $200 fee back because what our apartment did not have the amenities as advertised and we thought we had contracted for, we were told by a not too nice staff that we could not have the $200 back because it was late in the season and they would have to try and rent that apartment. This was mid June...there was plenty of time to find a new renter had it been a nice apartment and not the slum it was. So we are leaving this message for YOU to be aware...we feel this was bait and switch...where it appears that you will have a beautiful apartment and when you arrive to move in you see it is a slum apartment--and you do not get what you bargained for...they are the winners because they keep your application fee either way. A costly lesson for us. The good news is that there are many much nicer apartments with many more amenities available a bit further away from UT and more importantly there are multiple bus services available in Knoxville--some free that make communting very easy.Read MoreReview from Apartments.com
Good deal for the location
August 20, 2015Like most apartments in Fort Sanders, Highland Terrace advertises "walk to class" which is true if you don't mind stretching your legs. Plus, you're going to need the money you saved on a commuter pass to put towards rent or livening up your old, drab apartment. (Don't get me wrong, my apartment is solidly built, just blah.) The staff is friendly! You can keep a pet or two! Overall, not the prettiest place to live but if you're going to UTK you could do worse.Review from Apartments.com
