IMT Cool Springs is a great place to live. It's a larger community with walking trails, 2 pools, 2 fitness centers and a very friendly and responsive staff. It's convenient to everything. You can't go wrong living here.

I’ve really enjoyed living here! The office staff is always friendly and easy to work with, and the maintenance team is quick to respond whenever something comes up. The community is clean, well-kept, and feels like a place people actually care about.
The location is great, and it’s been a comfortable, quiet place to call home. Overall, it’s been a positive experience, and I’d definitely recommend checking it out if you’re looking for an apartment.

After touring, I had applied and was moved in within a week. I felt very confident about this community after Tyler had showed my friend and I around a few units. We were between a few different apartment communities but the way Tyler handled our situation and needs with care and attentiveness really was the deciding factor between here and other places. The amenities have been well kept and communication from IMT has been great. It feels night and day from prior apartment complexes/managements ...

I moved in in June and my leasing agent Tyler was phenomenal. He made the move in so easy (after a 19 hour drive!) All the employees have been amazing, they are lightning fast to fix anything, and the pool has made summer fantastic! Definitely check it out. Nice and quiet, lots of walking areas, and it's kept up beautifully.

He was punctual and completed the repair much faster than expected. It's clear that the maintenance team, and Carl specifically, are efficient and reliable. It's great to see such professional service, and it definitely made me happy my friend lives in such a well-managed community.

I lived here for 14 months and am now thankfully gone.
I can't recommend. I have lived in probably 2 dozen rentals or more in my life. Houses, condos, apartments, etc. This was my least desirable place that I have ever rented from and I would not go back, or to any of their affiliates if the opportunity arose.
I highly suggest looking elsewhere.

My family and I have been living in these apartments for a little over a year now. Last summer they only had one pool open due to renovation. We were not upset about it cause we knew this summer both of the pools should be open. Well now they only have one pool open yet again and they closed them both right before Memorial Day. You pay a lot of money for these apartments to be able to use the amenities and we have not been able to use them much so far this year.
Another issue is people let ...
their kids run wild by themselves (the apartment should not be letting this happen), only 1 grill out of 4 are working and now both of the pools and the gyms are closed. The gym is closed due to vandalism by kids who were not being supervised. This is becoming an ongoing issue and had we known it was going to be this bad we would not have signed another lease here.
There are lots of other nicer places to stay in Franklin that seem to be run better! I would not recommend these apartments, unless they can fix all these issues.

We recently moved from out of town and feel trapped.
First thing we noticed when we first moved in was that the unit hardly resembled the one we toured. We figured, "alright, whatever," and just moved on from it.
However, we immediately found ourselves cleaning the place and scrubbing black from the floors ourselves since the unit clearly had not been cleaned since the previous resident vacated.
We noticed that the shelves in the closets were concaved, the fan in the bathroom wasn't working, ...
and other minor things that we decided to shrug off.
When we first arrived, we were given tattered keycards, but we were told we could replace them during the week since we moved in on a weekend. When we called resident services to work that out, the lady was very rude and told us she wouldn't do it. Another thing we decided to just let go.
Something we didn't expect was all the loitering and children playing in the parking lots. We understand that you can't really tell kids to not be kids, but it's similar with adults. More of an inconvenience, we aren't super sour about it.
However, because there are so many kids, we always hear screaming and pounding from inside our apartment. There is no such thing as a quiet night at home, and we're a young recently married couple.

RENTERS BEWARE! DO NOT rent from this property. My experience while living there was nothing to brag nor complain about, then I decided not to renew my lease and all of a sudden, I was met with inconsistent instructions on what I needed to do to vacate, dozens of unanswered calls to both the local and corporate office in an attempt to not only get a straight answer but a FAIR resolution to the issues I was facing and am now being sent to collections for a BOGUS fee of damages they claim I made. ...
With all the trouble I had up to my vacating the property, you can bank on the fact I made d@mn sure the apartment was spotless when I left. Not only did I clean beyond ANY standards I have ever seen when renting, I took multiple pictures date stamped to prove I left the property clean and WITHOUT ANY damage. Despite this, they are now claiming over $600 worth of damage to the carpet, with their “proof” being ONE picture of ONE spot that they cannot or have refused to provide any proof that it was taken in my apartment or when it was taken. When I provided my own pictures to show that “spot” was not there when I left, all communication has since stopped. Before posting this review, I made one final attempt to contact someone only to be met with yet another excuse as to why no one was available. This property and the employees that run it are corrupt, intentionally deceitful and fabricate claims with no real backup or proof to support their claims. The way you treat your tenants is discussing at best. I hope the multi-billion-dollar investment made to purchase the property will still be worth it when you have no tenants left to fund your corrupt company.
