Future residents beaware!!

I’m writing this review because I think future residents should know how issues may be handled here before signing a lease.
I have an assigned parking spot, #86. One night, I came home late and found another resident’s car parked in my assigned space. I took pictures showing their car in my spot. I recognized the car because I see it every day parked in the space next to mine, #85. So from what I could tell, they normally park in #85 but parked in my spot, #86, that night by mistake.

late and I had to wake up very early for work, I tried to be reasonable. I did not want to immediately tow my neighbor’s car because I know it was an honest mistake. Since my assigned space was taken, I parked in their spot, #85, with the intention of moving my car back once my space became available.
Instead, that resident had my car towed.
I ended up having to pay $452 to get my car back, even though the whole situation started because someone else parked in my assigned spot first.
What made this more frustrating was how the leasing office handled it. When I went to the office, I expected them to at least review the pictures, look into what happened, or try to help resolve the situation fairly. Instead, I was basically told it was my fault because I did not tow the other car from my assigned space right away.
That response was very disappointing. It feels like residents are being pushed to immediately tow each other instead of trying to handle things respectfully or reasonably. I tried not to escalate the situation, and it ended up costing me $452.
I was not offered reimbursement, mediation, or any meaningful help. I felt completely unsupported as a resident, even though I had photo proof that my assigned spot was taken first.
Future residents should seriously consider this before moving here. Assigned parking should mean something. If another resident can park in your assigned space, you try to be reasonable, and you are the one who ends up paying hundreds of dollars while management does not meaningfully help, that is a serious problem. In my opinion, the way this situation was handled was unfair and very disappointing. will defiantly not renew my lease here

From the initial contact to present day, the staff at The Landing at Arroyo have gone above and beyond. Friendly, timely communication and organized is exactly how I would describe the process. The residents have been welcoming. Everyone says hello to each other. Maintenance have been super responsive, friendly and professional. Everything is always clean!! This place just feels like home ??.

Not worth the money at all. I have lived here for 14 months now and was the 1st residents to live in this unit. We were hesitant to renew our lease because our recent issues were not resolved, so we have chosen to pay an additional $250 per month while we wait for our concerns to be resolved.
MOLD- We reported mold on the walls inside our master closet, they came and wiped it off with bleach and then had the unit tested for moisture then took no action to address the mold. We had to pay out of ...
pocket for someone to come and check for mold. Once we reported it to them again, they continued to only talk about "moisture" even after clearly reporting visible mold several times.
We explained to them that our daughter has an autoimmune disease, the manager ensured us that our health was their priority. Yet their actions say otherwise.
SUDDENLY NO HOT WATER IN KICHEN- there has been numerous 24 hour notices to enter our unit to work on a plumbing issue they are attempting to fix for our building. During one of their numerous visits our hot water in the kitchen stopped working. I have reported this several times and it is still not resolved.
QUIET TIME HOURS NOT ENFORCED- our upstairs neighbors who moved in a few months ago do not "observe quiet hours from 10pm-7am". The office staff is aware, security is aware, reports continue to be made by security and no action is taken. They banging around and yelling keeping us awake at night disrupting our sleep. No action is taken, the behaviors continue.

Overall, my experience living in this community has been positive. The community itself is very well-maintained, reaching management is easy, issues are dealt with in a timely manner, the amenities are wonderful, and the units are beautiful with plenty of storage space. My only complaint is the parking. We have 3 adults living in a 2-bedroom, but are only allotted 2 parking spaces. The visitor parking is very limited and we often have to park a vehicle across the street. It's very ...
