March 10, 2026We have lived in 2 different units over the past 2 years and we will be moving out at our lease end in June. I have dealt with a lot of issues living here and my experience has not been very good. Modera charges a lot of fees that are not discussed when signing the lease. They charge a $2 HOA fee, last time I checked this wasn’t a neighborhood of homes. One big issue I’ve dealt with is the office staff being dismissive and condescending. I paid the $1,000 transfer fee which I would have been ...okay with paying if there was transparency that the fee is $1,000. I have 3 emails stating the fee was $500, then $750, then $1,000. I politely emailed the office asking for a partial refund of $500 due to transfer fee discrepancy. They told me no because they said they have written acknowledgment that I agreed. I emailed back asking for the document to be sent to me and have not heard back in over 2 weeks. If I receive the document I will leave the issue alone. When we first moved in there was a very unpleasant smell that was so bad it woke us up in the middle of the night. We dealt with this smell off and on for approximately 3-4 months. Finally the issue was resolved. Now our a/c isn’t working and I understand that these things happen but, things happening multiple times, months apart tells me that the maintenance of the building is not maintained properly or well. For now the maintenance tech did install a temporary window a/c unit but it was a hassle for me because I had to move furniture around in order for it to fit somewhat. I will say this, maintenance does respond to maintenance requests quickly and they are helpful. Modera Frisco Square is marketed as a “luxury” community, but it doesn’t feel that way. The quality of the property has gone downhill. The parking garage gates frequently break, and last summer the manager said the hallway carpets would be cleaned and the walls repainted, which still hasn’t happened.Property Manager Responded

Beautiful property with an amazing staff!
April 22, 2025Modera Frisco Square is a lovely property when you first meet the leasing team you feel welcome and cared for. They listened to what I was looking for in a home and they went above and beyond to help me find my home. Some of the amenities really caught my attention like the pool located at the center of the property is beautiful and huge, it’s great for having a Bbq with family. There is another area separate from that that has tables and a Fire Pit perfect for those days when you want s’mores ...and to just hang out. Just across the street is the Frisco Public Library along with the Train and Video Game Museum beside that. There are so many great restaurants and HEB only 4 mins away! I could go on and on but I’m happy and proud to call Modera Frisco Square home!Property Manager Responded

Hidden Issues Behind the Glowing Reviews
November 12, 2024FAKE POSITIVE REVIEWS: Don’t trust the glowing reviews here! This property uses a rewards app to bribe residents with points for good reviews, which can be exchanged for gift cards like Starbucks. These inflated ratings do not reflect reality and only serve to hide the real issues residents face. TREATED DIFFERENTLY: It’s obvious there’s preferential treatment here. While some tenants get perks, we’re treated as if our concerns don’t matter. For example, we were charged for a simple water ...filter replacement, only to find out that other tenants got theirs for free. When our dishwasher racks rusted and broke in under a year, we were told we’d have to pay for replacements, while others weren’t charged for similar issues. Even Graciela tried to claim we “never called” or emailed, despite us having proof of multiple calls, emails, and voicemails. When we sent her email records, she never even responded. Photos attached—see for yourself. HORRIBLE COMMUNICATION: Back in September, management emailed us to confirm if we’d be renewing by October 28. We replied on time, stating we’d renew if they could match lower rates on similar units or allow us to transfer to a unit $400 cheaper. But despite our clear response, they went silent until November 7—only after I had to leave work to physically show up at the office because no one would return our calls or voicemails. Finally, they blamed “email issues” and offered two weeks of free rent, which didn’t even address our actual request. They claimed our emails were “bouncing back” but didn’t attempt any other way to contact us, knowing we needed an answer. DIRTY AMENITIES: The pool here is a joke. All summer, it was so dirty it was unusable, and management allowed people to bring glass bottles and food around the pool area, creating a mess and safety hazard. The garage and hallways are filthy, full of stains, and clearly haven’t been properly cleaned in ages. CHEAP APARTMENT MATERIALS: Inside our apartment, the quality is shockingly poor. Our drawers are swelling and deteriorating because of the cheap materials used, and we’re left to deal with it on our own. Our dishwasher racks rusted and fell apart, but we were told we’d have to cover the cost ourselves. If you’re looking for an apartment with professional management that treats residents equally and maintains basic standards, save yourself the headache and look somewhere else. They said their WATER BUGS (look like roaches?) inside my dwelling
October 17, 20241b 1.5ba TH. After living in a brand new unit for 9 months, bugs took over the upper level laundry room, landing, bedroom, bathroom, and closet. Initially told me the bugs were not from TX & I brought them in and said they were a roach. Took over 80 days b4 they took me seriously and they sealed some areas to stop them from coming in. Bugs in light fixtures alive & dead. Diverse types of bugs, even a cricket on the 3rd floor in bedroom. Upper Mgt wont work with me on the lease unless I pay ...additional $$$$ as if it's my fault and has agreed to work with my attorney. I held off on leaving a review because there ae so many employees involved but this company could care less about me. This company is arrogant and they don't take accountability, they leave things to look as if it's your fault. This has affected me on so many levels. They act like there was an ant on the kitchen counter. I have so many pics, videos, and receipts of bug spray purchased. RUN! What I experienced at this property is not NORMAL by any means. Whatever they say to refute this review, ask them how they feel if they had random bugs in their bedroom, bathroom, dwelling that resulted in them carrying around raid, vacuuming up bugs daily, still paying rent, but no longer sleeping in their own bed. Excellent Management
March 5, 2024I've been living here for about 4 months and I absolutely love living at Modera Frisco Square! I want to give a personal shout out to the property Manager, Brooke! She has treated me with nothing but respect and she was a big reason why we moved here. The amenities are top notch (Golf simulator, dog wash, bike room, huge pool, etc.) But 1 thing that stands out is the management team. December 8, 2023I visited this property as a guest of a resident and had the pleasure of getting to see what living in this property looked like first hand. The property itself is stunning! The pool is one of the best I have seen around the metroplex. You can tell the groundskeepers care about their work bc it’s always tidy and clean. What I liked the most though was how close to Frisco Square it was. We walked less than 2 minutes to the square for the Frisco tree lighting and it was amazing! I talked to the ...leasing office as I am looking to move myself once my current lease ends. They were all extremely helpful and provided all the information I wanted. Great Property and Service
December 5, 2023The property with the amenities and service is amazing! I decided to move to Frisco, Texas in the beginning of the December. In November, I was helped out by LeAnn who was responsive to my emails as I was moving from out of state. Since I could not get a tour in-person, LeAnn was able to provide videos for the units that I was interested with the most. The move-in process with LeAnn was seamless and currently moved into my unit. My unit was new and the entire process was easy going. There are ...also so many restaurants, attractions, and stores close by the complex.
