My husband and I are still as impressed by Oasis at Riverlights as when we first moved in. Carly and Jonathan in the office go above and beyond to help in any way they can. The same goes for Kyle and the maintenance team. The grounds, clubhouse and pool are well maintained and clean.
There are a couple of problems, however. One is that the dog park has not been maintained. There is more dirt and weeds than mulch, and one piece of pet equipment has been broken since May.

large apartment complex and there are only three permanent staff members in the office. It's obvious how hard they work, fulfilling duties that should be spread out over several people.
We're thrilled with the well-appointed fitness center and clean, spacious clubhouse. The landscaping is lovely. But the dog park amenity needs some work. We plan to be here indefinitely, and have been impressed with the cooperativeness and professionalism shown by the apartment staff.

Great location, beautiful lake trail, abundant wildlife, and bright, airy apartments. The maintenance team is outstanding—responsive and professional. However, security is often lacking, with building doors and the package room frequently left unsecured. Management can be unresponsive to resident concerns. The biggest issue is poor sound insulation between floors. Impact noise from walking, running, and jumping can cause units below to vibrate. If noise bothers you, choose your unit carefully.

I moved in January and it has been nothing but a nightmare. The property may look nice and maintenance may be responsive but management and the leasing company are horrendous. Residents are charged for amenities that are constantly unavailable; the package lockers have been broken and unusable since before I moved in, the guest suite is rented long-term to businesses, and one of only two small quiet work rooms for hundreds of residents has been taken over as a leasing office.
DO NOT rent unit ...
409 in Building 2 (the main building). The HVAC units on the roof directly
above the apartment are extremely loud 24/7 — loud enough that you can’t sleep, work, or even
think. The noise causes the walls and light fixtures to vibrate. And I am not the only person experiencing this!
Management knew this was an issue before I moved in because at least two prior tenants had already complained. HVAC technicians confirmed nothing would be fixed, so I was transferred to another unit — yet they are still listing this one for rent.
For context, the noise regularly averages in the 70 decibel range and peaks in the 90s. The city
nighttime limit is 55 dB, but due to a business loophole they are not technically in violation.
This company clearly prioritizes occupancy over tenant well-being. If you’re considering moving here, be extremely cautious — especially on the top floor — and ask exactly where rooftop HVAC units are located relative to the unit they’re offering you

I have been one of the first residents. Yes there has been growing pains but the new management has really turned it around. Oasis is a safe community with great people. I have a large dog and the poop bins are frequent and always have bags and treats for them.
As a single parent I feel comfortable with my kids home alone (yes they are old enough) knowing that management and neighbors always look out for them with positive affirmations.

My boyfriend and I just recently moved to the Wilmington area, and love our apartment at Oasis at Riverlights! It is surrounded by beautiful views and great walking paths for both you and your pets! The staff is always so friendly, making us feel right at home. They post a lot of upcoming activities, and have food trucks come to the complex which is really awesome! This complex is very pretty and in a good area, convenient to get around Wilmington as well. The people are nice and the amenities are great. We love the fire Pitt area. My only critique is the dog park is not good, but there’s a huge gravel path around a scenic pound that’s great for walks!
