Terrible Place to live at

I am a physician who lived at The Oasis at Surfside while completing my medical training in Cape Coral, and after three years of living here, I feel qualified to say that my experience with the management has been extremely disappointing.

My experience with my security deposit was particularly frustrating. I paid for professional cleaning before moving out, yet I was subsequently charged another cleaning deduction. Management also agreed to refund an amount to me, but despite multiple phone calls, I was still waiting two months after moving out for the refund they had promised. This was especially disappointing after being a resident for three years.
The deterioration of the community amenities was another major issue. The clubhouse is closed from approximately 6 PM until 8 AM, meaning residents cannot access basic amenities during those hours. As someone working in medicine with an early and unpredictable schedule, I often could not even get a cup of coffee before work. On multiple occasions, there were not even cups available.
The restroom next to the gym is also closed in the evening. If you are exercising and need to use the restroom after hours, you have to return to your apartment.
There have also been instances when the clubhouse was closed during the daytime on weekends. For example, I have encountered the clubhouse being closed on a Sunday morning, making the coffee machine and other amenities inaccessible.
What makes these issues particularly frustrating is that I repeatedly brought these concerns directly to management, including through emails, and also contacted Hawthorn. The most disappointing part was not simply that problems existed, but that repeated complaints seemed to result in little or no meaningful response.
If you are considering living here, I strongly recommend looking at other options and paying close attention to recent reviews. My experience was not based on a short stay—I lived here for three years while working through medical training—and unfortunately, I cannot recommend this property based on how my experience ended.

We understand your frustration regarding the management transitions you experienced during your residency. Consistency, communication, and follow-through are essential, and we recognize how difficult it can be when staffing changes create gaps in continuity. We are also disappointed to learn about your concerns regarding your move-out charges and refund. We want to clarify that the concerns you raised regarding the cleaning fee were received and reviewed by our management team. effort to uphold our HRP values and provide a positive resolution, we agreed to refund that charge. Unfortunately, once a refund check has been issued, any necessary account adjustments and reissuance of funds can become a lengthy administrative process. While we understand how frustrating that can be, please know that this matter is actively in progress.
Additionally, we would like to clarify our amenity hours. The clubhouse is open daily from 8:00 AM to 9:00 PM because we understand the importance of providing residents access to amenities beyond regular office hours. After 6:00 PM, residents may continue to access the clubhouse using their key fob. While we strive to keep these spaces accessible and well-maintained, we regret that your experience with clubhouse access, coffee station availability, and restroom accessibility did not meet your expectations.
Most importantly, we apologize that you felt your concerns were not adequately addressed despite bringing them to management's attention on multiple occasions. Every resident deserves to feel heard, and we are sorry that this was not your experience.
