The manager sprayed the apartment below mine for bed bugs, and did not inform me. The bugs ultimately came to my apartment. I decided to buy my own house. I left. Dont waste your money.

I leased for 12 months and found this apartment to be great. Private entrance, in-unit washer/dryer, storage unit right outside door, friendly management and quick maintenance services. Ex:When my roommate and I first moved in we had trouble with our dryer (wasn't drying our clothes) but the maintenance team was quick to respond and solve issue. We never had any problems with other tenants.
Its a quiet, respectful environment. I would of renewed lease but I was only here until college ...

Horrible place to live

I lived here for almost 2 years. During the 2 years, we had bugs found everywhere in the apartment. We told the management office multiple times about the problem and they did absolutely nothing about it. Our exhaust fan in the bathroom was broken for more than a year. We also told them about it multiple times. Never came to fix it until we threaten to call the head office for the apartment. Worse place to live. They won’t fix anything and raise rent every single year.

I have lived here for 4 years. I have/had no complaints. The grounds are neat and clean. The Staff is very helpful and friendly. Maintenance responds fast to fixing things in my apt. They are knowledgeable and very skilled. If it weren’t for buying my house I would have stayed for many more years. I was most impressed with receiving all my escrow back! Kudos to the Staff!

Orchard Springs Property management is extremely unprofessional and unethical. Prior to vacating the apartment, I requested a walk-through and was denied. I was told to clean the apartment and I would receive my full security deposit. When I received my security deposit, it was less than 10% of the total amount. I called to better understand why, and management insulted my communicated style, hygiene and cleanliness then hung up on me in the middle of a question. I will never recommend this ...
