Great Apartment/ Poor Management

I’m writing this review because I’ve had enough looking around the complex to the poor management keeping the place safe for children and pets. The dog poop trash cans are CONSTANTLY overflowing to where there’s a new pile on the ground, not just at one trash can, but MULTIPLE. Not to mention the land mines of dog poop everywhere you go! I wish there was some sort of way to hold the dog owners more accountable for picking up after their dog.

the Volleyball sand box free for any child to pick up and play with.
I was told there would be a Dog Park this Summer (2022) upon signing my lease and still have constant avoiding the question.
The entrance gate has been broken since I moved in back in November and still not fixed. I’ve reported a person sleeping in their car overnight in our complex that doesn’t even belong in our complex but they are free to enter since our entrance gate is open 24/7.
I really do enjoy my apartment and their attempt to host little get togethers but the management is a big disappointment in regards to keeping up with the grounds. Maybe they can hire more people to be in charge of keeping the place more desirable for tenants?
I’m giving this place 3 Stars at least because I absolutely loved Bryce (leasing agent) upon signing my lease but he has since moved to a new location. I appreciate their friendliness but it’s the matter of actually solving the problems and getting things done in a timely manner that matter most to me.

I really love my unit and the complex and I’m sure I’ll love the gym whenever it’s done being renovated, but if you want the management to follow through with anything they say they will do you need to *hound* them. Nice people though. Had a terrible move-in experience but I love my unit.

We have lived here for almost a year now and have not encountered any issues. The apartment is perfect size and great price for this area. Walking distance from many stores and places to eat. The staff is wonderful and also respond promptly back. The pool is open all year round so that’s awesome!

There is quite a lot of value for the money you’d spend to live here. I love how there are plenty of units that offer a nice-size backyard. The floor plans are great and the amenities are nice quality. The gym here is also very nice for an apartment gym. The staff are really nice and helpful as well. Best value apartments I’ve encountered in the round rock/Georgetown area overall.

Great Units, Maintenance Staff and Office Staff

I have lived here for about 2 years now, here's my experience.
The office staff is very nice. Despite some of the few times I had troubles, Ines has always made everything right. I can't express how many times Ines has resolved my issues and always with a pleasant tone. As a matter of fact, Ines' professional manner, consideration, and understanding is one of the biggest reasons I'm still at Palm Valley. You don't find exceptional service everywhere, so why give it up when you've found it, ...
right? Obviously, don't expect extensive service if you reach them around closing hours but even then, the office staff has stayed past office hours to accommodate me, which I am very thankful for (@Ines & @Bryce). Bryce and Mary are very nice individuals. Bryce is a smooth talker, so if you're used to unfriendly/awkward phone conversations then you'll be surprised once talking with him. Mary is somewhat new so I don't have much comment beside the fact that she's very nice and sweet. If you are looking for a place where you can depend on the property's staff, then this place is a great pick.
The maintenance staff is also very nice. They have gone above and beyond to deliver exceptional service, even during these hard COVID-19 times. I mean, they have come to perform emergency maintenance for me during holiday weekends. Don't get me wrong, it's not like the apartment is so bad that everything breaks; stuff will eventually break down, it's the fact that the maintenance team was able to come and fix it in a very timely manner. I have friends who live in other complexes whose maintenance team just isn't as great as the ones here at Palm Valley. So I just want to give a huge shout out to the members of the Maintenance team here, thank you!
As far as pricing, I believe it is reasonable. The living space is larger than that of competitors and the exceptional service from Office Staff and Maintenance Staff is priceless. And from what I've seen, apartments around this price point are smaller and apartments cheaper than here are... SMALLER. I'll be the first to admit, maybe the walls and ceiling/floors are not the greatest, you'll hear the neighbors above but hey, that's the apartment life (just let the office know but don't be too picky).
Lastly, the location is really good. Come on, you're right next to HEB and 10 minutes away from the i-35.

I live here and love the apartment; HOWEVER THE OFFICE PEOPLE CHANGE LIKE A REVOLVING DOOR!!! They don't care about you one bit at all. Be prepared to deal with people who have no idea who you are even when you have lived here for years. Also prepare for the person assisting you to have to ask another employee the answer to every question you have. They used to also have great hours to get packages etc but think that staying open no later than 5:30 and opening around 9 am Mon-Fri is adequate ...
for working people (they used to stay until 6). They maintenance people are great, the property is nice and the units are nice but the office plays an important role (more then they apparently realize) in your overall experience and because of this I have rated it as you will find above. Also, family living is supposed to be what they focus on but yet there is no area for the kids to really play in (down the street a less expensive apartment has the nicest playground and a separate dog park). Here there is a dirt track and a sand volleyball court. Valet trash sounds nice in theory until you realize that the trash people are extremely picky on what they will actually take (when we moved in the original trash company was nice, accommodating and never complained). If your bag has even the slightest tear the office will get notification via email with a picture!! Then after a freebie you get charged 25 dollars per violation (a whole month of service is 25 dollars). Can't wait until the lease is up to move somewhere with a bit more compassion for the people who live there.

Noisy Pets & Direspect Tenants

Location is great, walking distant to shopping center, restaurants, and only minutes from Outlet mall, hospitals, restaurants, and more shopping centers and schools.
The apartment itself are very noisy, some tenants not respectful to in keeping their children quite during late hours. (very noisy) other breezy ways are unclean, to many pets not pick up after, but property is kept well enough despite pets.

My only downside would be that they need to update their website for payment. Online pay should be more convenient than paying by check! I love living here as it is quiet, the valet trash service is actually useful and not a hindrance... The park is beautiful and the management is polite. The rooms themselves look great but make sure to inspect carefully before moving in, as with all apartments.
