    • Terrible management and maintenance

      I have been living here for a week now and this the most poorly managed apartment complex I have ever seen. There is no property management whatsoever and maintenance is almost non existent. The walls in the apartment look chewed up from a dog, the baseboards are stripped of paint, the garage disposal wasn’t working, maintenance left supplies on my deck, the master bathroom sink is completely stopped up, the master toilet is not connected to water and the dryer vent duct is disconnected and ...
      posing a significant fire hazard. I have called, emailed, and left voicemails over 50 times this past week and have not heard a peep from anyone. After calling them 24 times in a row this morning, I was finally able to take to Jessica who told me that it would be over a week before anyone could come out and help. If you are considering moving to Conerstone or any other apartment complex, DO NOT choose any RF Franklin property.

    • Terrible Management

      Do not rent from R. Fralin and Associates. I never knew how important good management mattered until I experienced the worst ever. When we first moved in the apartment had several things that were wrong with it. The garbage disposal did not work causing water to leak at an alarming rate whenever you used the sink. One of the kitchen drawers was missing. The dryer vent was not properly hooked up causing hot air to blow in the apartment. I completely understand that stuff breaks but my issue is ...
      that these problems took several months to rectify. The following summer after we moved in the AC unit went out. A week went by before they reached out to provide temporary cooling such as a window unit. During that week temperatures inside the apartment were around 85 degrees. The following year when our lease renewed the rates were raised 200 dollars more a month than what the initial 1st year had been. They also have no flexibility in their leasing terms as the only way to exit the lease is to pay a fee equivalent to 3X the monthly rent. During the move out process, you can expect the same poor quality of service. They will charge you a rediculous fee for carpet cleaning. Don’t get me wrong I think the carpets should be cleaned but I feel that the burden on paying that fee should not be on the tenant. Trust me it is not worth it to live there.

    • Worst apartment I’ve ever lived in

      Never replied to any phone calls or emails. Was 80 degrees in my apartment for a week and they finally did a temporary fix before it broke 2 more times. Got fined for disposal not working properly even though we didn’t do anything- tried to contact them to talk about it and literally never spoke to a real human. Awful customer service and apartments aren’t kept well. Don’t live here

      If i could give zero stars i would, the management is basically nonexistent you can not get in contact with anyone whether through email or calls. Worst renting experience I’ve ever had to deal with on top of all the maintenance issues which take months for them to even come out and look at.

    • Paper thin walls, inconsiderate partying neighbors, non-existent management

      I've been at Parkside for 6 mos. PROS: -Incredibly reliable internet with Lumos, the only high-speed provider for the area. Best ISP I've dealt with in area. Leagues above Comcast/Shentel at competitive prices. -Everything works for the most part in terms of included appliances. Fridge/freezer is nice and spacious, microwave high wattage, sink has two basins and spray nozzle to the side of the main faucet. Four lights and exhaust fan in bathroom. If maintenance unable to fix, they will contact a ...
      third party to fix. W/D/DW not fancy but get the job done. -Maintenance is generally reliable in the few times I've had to contact them for a few things I couldn't fix myself. They see things through and don't just "put a band aid" on it so to speak hoping it will work long-term. I have had one request go unanswered which was followed up on in following request about two weeks later. I haven't had the need to contact them since the couple of months following move-in, so your mileage may vary. CONS: -The walls are incredibly thin. Thin to the point where I can hear everyone who walks by or the incredibly loud cars revving their engines every so often, which usually happens late at night. I can hear everywhere the upstairs tenants walk in the apartment. Running water from toilets/showers can be heard coming through pipes in the walls. -The building is occupied by mostly students who have a tendency to be very loud. Again, your mileage may vary should you choose to live here based on where your unit/bedroom is located. -Rectifying the issue of late night music/parties from neighbors is impossible to solve without contacting LPD. They simply do not reply or call back. -The lack of communication from management extends beyond noise issues. I have contacted them via phone and e-mail multiple times for administrative problems with absolutely no result. I have gone to the extent of going directly to the leasing office with the result of no sign of anyone having been there recently. Not even a sign saying when they will return. Last time I heard from the property manager overseeing Parkside was move-in day and a reminder e-mail a few days later to set up tenant portal so I would be able to pay rent online. Simply put, Parkside Grande looks great until you sign the lease. Once you move in, it's all downhill from there. Would not recommend in the slightest unless significant changes are made by management, in which case I will gladly remove this review.

      I'm a new renter at Parkside Grande, and the apartments are nice, the parking is good, and all the appliances appear to be in working order. To be honest, though, the process of communication has been mostly rather frustrating. Replies take a very long time (almost a month after my initial inquiry, in which I indicated my intent to rent but asked a couple of questions about the application). I found the phone number for the district office, which helped speed things along quite a bit, but there ...
      were still major problems, such as failing to receive apartment keys or information about how to retrieve mail keys over a week after the date the lease became effective and one of my roommates had moved in. As someone moving from California and a first-time apartment renter, I (and my parents) were rather stressed by the slow responses and difficulty of procuring keys and other such essentials. However, Leslie (the person I reached using the number listed on this site) was incredibly helpful. She was the first actual person I was able to reach with a phone call, she got my room key to me within an hour of my initial call requesting it, and she answered my questions about the mail key--and all of that was on only her third day with the company! She was very kind and gave me the R Fralin renters' hotline number, which is supposed to be their best contact number, but when I called that number, the automated message said they were four days behind on responding to calls and blamed it on tenants calling too much. I called her again, and she got me access to the signed copy of my lease (which I needed for the mail key and the DMV) within 24 hours. Though I have not been impressed with R Fralin and Associates as a whole, Leslie has been wonderful and I have appreciated her help enough to write this review.
