April 10, 2025Went in today to view an apartment and have never felt more at home at any other complex like I did this one. The staff was friendly and attentive, I think I met them all! Best complex in town!
January 17, 2025I’ve had the pleasure of living here for quite some time, and I can honestly say this apartment complex has exceeded all of my expectations. The management team is incredibly responsive, always going above and beyond to ensure residents are taken care of. Whether it’s answering questions, resolving issues, or just being friendly, they make a real effort to create a positive living experience. January 17, 2025Maintenance is always taken care of in a timely manner. The management team is professional and responsive, always addressing concerns quickly. The community itself is well-maintained with beautiful landscaping and clean common areas. The amenities, like the gym and pool, are always in great condition, making it easy to enjoy my time at home. HORRIBLE APARTMENT
September 20, 2024Do not trust incentivized reviews. This apartment is disgusting and full of spiders, roaches, silverfish, and mice. Tenants are not expected to follow their lease at all. It’s fine to leave your trash wherever here and their are also dogs requiring muzzles allowed.Property Manager Responded

First review taken down - not a nice place
March 15, 2024My initial review was taken down, so it is obvious that the business is allowed to manipulate these reviews. Rent increased by $130 for my 2 Bedroom 2 Bathroom in my first year. Appliances are terrible. Sinks are made of the cheapest white polymer that stains super easily instead of ceramic. Kitchen counters are also made of laminate/particleboard that stains extremely easily. During my first month here, I had to fix the PVC pipes under my own kitchen sink. I also personally had to unclog the ...shower drains from the previous renter. Also, PARKING SUCKS. You will likely be unable to find parking spaces at night, so their solution is to provide rentable parking spaces to their tenants. These additional parking spaces are $30/month for a "garage," which are truthfully just awnings. There has been a tire-eating pothole in the front of the complex for lord knows how long, and they are finally getting around to fixing it after months of living here.Property Manager Responded

Best place ever
November 24, 2020They were so helpful during my move in the middle of this pandemic. I’ve never had an apartment so they made it so easy and with no stress. I love living here. The best in Lawrence
January 10, 2018I moved to Pinnacle Woods to live while working in Topeka. The complex was very clean and well-kept and the staff were always available for any concerns I had. I loved being so close to highway 10, and when I had to move, the process was simple and problem-free. I would move back there in a heartbeat!Property Manager Responded

Worst management company ever
May 24, 2017This management company is a piece of work-stay away! Up until the last few months I had few to no issues with this place besides having some minor maintenance issues. However, the previous property manager went on maternity leave and chaos has ensued since this loss. The new property managers (we have gone through 2 in 2 months) do not return phone calls, have no idea what is going on with any units or residents and are basically bad at their jobs. I had let them know 75 days before my lease ...was up I would not be renewing and to call me back if they needed any paperwork signed. I never received a call back and I assumed we were fine. Until 8 days past May when the new property manager leaves me a VM telling me to come on by and sign a new lease. I let her know i had already told the previous people I had spoken with that I was not staying in Lawrence and I had already left a voicemail 3-4 weeks ago confirming this. She then casually told me email it to her for confirmation. I did that immediately after getting off the phone with her. Then she replies to the email and casually tells me I still owe rent for July since I didn't give them 60 days notice. I filed a formal complaint (the process for this is absurd: you can only fax or write a letter of the complaint to Maxus headquarters, whose communication is EVEN WORSE than Pinnacle Woods. It took them 2 weeks just to confirm they received my fax...completely unacceptable. They only returned my call when I said I would call the regional manager the next morning if I didn't hear back.) And now I know why they have all of these ridiculous procedures: high turnover, zero communication, and poor customer service. Stay away from pinnacle woods and for that fact, anywhere managed by Maxus Properties. If you can't return a call as a property manager (or assistant to the regional manager), you plain suck at your job and residents shouldn't be penalized for this. Please get on the page with the rest of the business world and return calls in 2 business days or assume responsibility for not returning calls.Property Manager Responded

The Pinnacle of Great Living
September 23, 2015Pro's: - Great location for those commuting to Topeka - Beautiful area with trees and outdoor space - Spacious apartment with great floorplans including full size washer and dryer in the unit. - Clean, updated - Very quiet neighborhood. - Pool, 24 hour workout center, game room - Pay rent online - Maintenance is fabulous and got to know me personally even though I rarely needed anything. When I did, they came so quickly. - Great Views Con's: - Spiders come full force in the fall. Ask ...maintenance to spray once a week and they will come take care of it...but you have to ask. - Far from KU campus and Mass - I lived on the third floor...quite a hike - Parking is limited so sometimes I'd have to park a little farther away Personal Experience: Once I accidentally paid my rent twice online. I called Sercy in the front office and she called headquarters right away. The kitchen is a little small (wish there were a few more cabinets and maybe make it a little wider), but I've had no problems using it. Would definitely recommend. Pinnacle Woods Apartments
August 14, 2015This is a great place to live! The beautiful, with a number of number of mature trees. There is a small creek that runs through the property and it has a waterfall after it rains. Our apartment is very nice. 10 foot ceilings with crown molding, washer and dryer in our unit and nice sized rooms. The office staff is very nice and maintenance is quick to assist with any repairs, etc... And we love the spa pool with the hot tub!Review from Apartments.com
The Real Life Version of Rivendale
July 21, 2015If you, young wanderer, are in search of a short journey to the educational campus of KU, then this apartment Shall Not Pass! However, if you are eager to settle your life at a residence of beauty on the west edge of the city, then this is the apartment to rule them all! Nestled on a hill near the glistening Clinton Lake, this complex provides me a daily view of the setting of the sun. I look out, with my juice filled wine glass and my second breakfast, and admire this display as the rays ...glisten off Alvamar lake to the west and Clinton to the south. At each sign of mechanical or cosmetic distress, the office does not hesitate to answer my plea at the quickest of responses. I am quite pleased. Clean, bright, and spacious, I enjoy spending my time walking these halls. The updated full size washer and dryer have served me perfectly well these many months as I have had no need to wash my clothes in a river. I did face giant spiders, just as my friend Frodo has, however maintenance eradicated the beasts right away as soon as my distress was expressed. The calm pool waters and the soothing jacuzzi, as well as the workout room and billiards room provide me hours of entertainment and enjoyment as I have no need to leave this shire for fun. I groan with great frustration as I begin the treacherous climb to the third story apartment, so pick a home lower to the ground closer to a hobbit hole. The view, however, encourages me to never regret the straining climb, for 'it is a strange fate that we should suffer so much fear and doubt over so small a thing. Such a little thing.' Nestled among small man-made rivers and plenty of trees, I would call this apartment complex 'preciousssss'. - Jessica.
