We have a serious mold problem in our unit that is causing health issues and management just denies it. The management at this apartment complex is the worst ever! Stay away!!

They raise rent at least 10% every year. Packages get stolen. Walls are thin - you will hear your neighbors talking & walking. Tiniest & loudest washer and dryer. Expanded parking fees, and added a tech fee? No updates to the units. Holding company is really greedy. Management is fine I guess.

I’ve been at Radiant for a little over a year and have no complaints. I live on the top floor, which we pay more for because my family knows that in any building you will always hear noise! so if you’re trying to avoid/control hearing footsteps, loud noises, etc., consider getting a top floor apartment. In addition, the staff is amazing. Maintenance is great and the office employees are always so nice and know us by name/apartment when we come by. By far one of the best apartments I’ve lived in.

Poorly Managed Property

Modera boasts luxury but this property is very poorly maintained. The lobby, common areas, and halls are dingy and never clean. The landscaping is haphazard - grass is always overgrown into the sidewalks. In the winters, maintenance staff seems to have trouble salting the walkways as a preventative measure, which is incredibly disconcerting as that could easily result in an injury and therefor lawsuit for Modera. The water in the "fountain" fixture in the main lobby has a nasty smell and a yellow ...
hue to it. Elevators never work so I hope you enjoy taking the creepy, inconveniently located, outdoor stairwells to get around. The pool is also a joke, make sure you see it before signing a lease here. There is nothing "luxury" about this property and it has everything to do with how it is managed.

Terrible, Incompetent Staff

I had a terrible experience living here. Leasing office staff, namely the manager, Tanya, was inattentive, condescending, and overall just frustrating to work with. For the duration of my lease term at Modera, I called with several concerns and these often went unaddressed or ignored. The area is unsafe as there are frequent trespassers and break-ins. The maintenance staff here is also slow and does a poor job of tending to issues within units, which comprise cheap fixtures and poor amenities ...
that break or are closed more often than they seem to work. These apartments are incredibly overpriced for their worth. Recommend saving yourself the hassle and just signing a lease somewhere else.

After years of living in homes or townhomes I relunctantly decided to find an apartment. My daughter was in her last year at George Mason University, and Modera Fairfax Ridge is only 10 minutes away. As with any apartment setting you will have some noise issues from tenants. However the management here are diligent in taking care of noise complaints. excellent at their job, and also very nice and friendly guys. The lead maintenance guy looks out for tenant safety and monitors any issues that may take place when people are driving carelessly Or loitering on the premises. Also, My daughter and I feel safe here.

We are living here 6 month . And we are happy there . We like our windows facing the courtyard and we dont hear any noise from the street. The school bus stop is nearby. We also like the club room a lot. And finally, delicious coffee during office hours is a nice bonus )
