Great place to live an constantly improving!
January 21, 2025Angel and Katie are literal rockstars and go above and beyond for the residents here at Reserve at Palmer Ranch. The old management company didn't care about the property and the residents, but the front office has always been consistently solid, and the reason why i've enjoyed my time and stayed here. That being said, the new management company Valiant Residential is the real deal, they have been remodeling the units which shows me they care about their investment and their residents, i've seen ...corporate employees in the office a few times having meetings, they listen and lean on the experience of the property managers who get input from the residents on improvements. This is an abstract from the norm of corporations who only seem to care about their bottom-line which tells me they are in this for the long game. The Maintenace crew is also top notch, anytime i've had an issue they've responded in a timely manner and fixed any issues or problems i've had from AC to a Faucet replacement, they even replaced a toilet after my 3-year-old decided her toys wanted to go for a swim. August 22, 2024I don't understand some of the reviews. It was a nice place but now it is different. Dark parking lot, no light, been broken, over a year. I have asked for pest control for three weeks now and nothing. It's funny management seems to think we have to follow the lease and they don't. On the contrary, they are supposed to keep the property safe and clean. We'll no lights is not safe. As for keeping the lawns looking nice that's debatable. Sure they keep the front by the clubhouse looking nice and ...that's because they want to give a first impression. Look around beyond that. For about 6 months now I have had to look at a big green dumpster parked infront of my lanai. That's all I see when I open my drapes. Think that's beautiful. It's filled with everything. I will stop here for now. I should post a picture of it. I don't think anyone would like it.Property Manager Responded

A great place to land
July 9, 2021We have had an overall very nice experience here moving in from out of state. The property is beautiful, regular landscaping, great amenities kept clean and new, onsite PO boxes, great walking spaces, food truck every other Friday, nice neighbors, online portal for rent and maintenance requests, and free air conditioner filters. But I'd have to say overall it's the staff that make it all come together. Danny, Angel, and Mark in maintenance go above and beyond in all they do to keep your unit safe ...and in good repair. You can see them around the complex on a daily basis and are always pleasant to work with. Johna and Katie in the front office are amazing at their jobs, tackling the software and new ownership, always kind and ready to help get things taken care of. Given this small staff, this large complex, and all the crazy delays that recent events have caused, they each go above and beyond and it truly shows at the end of the day.
