    Beware! If you are a single mom or a college student do your due diligence. The facade and amenities look great but they are not what they seem. They advertise a gated community but in fact the gates stopped working 4 months into my stay. An email was sent out stating, “These gates were installed to control the flow of traffic into and out of our community; they are not intended to provide security. The Reserve at San Marcos is under no obligation to repair the access gates should they ...
    malfunction; management reserves the right to remove gates if such incident occurs.” Do not expect safety to be any concern to management as well. San Marcos PD visit at least once a week for all kinds of issues. Robbery, Theft, Domestic Issues to name a few of the issues. You pay for an unsafe 965 sq ft block and hope for the best. Maintenance requests go unresolved for 60 days or more not for lack of trying but because they are short staffed which is a management issue not the maintenance techs themselves. Roaches are your neighbors and no amount of pest control or cleanliness on your part will resolve it. In addition, property staff can’t seem to be organized and I received several emails containing PII from other residents. This in itself is scary. Who knows whose social and personal info have gone to other residents. Do not expect to receive a deposit back either, asking for an itemized list of charges/damages are broad and subjective. There are only charges no listings as to what was damaged or what needed to be cleaned. I did not receive anything until I asked for the 3rd time after 30 plus days and was charged additionally. I hope this review is helpful and note my experience to be that of many of my neighbors. (Not just the roaches)

  • Management Is Very Unresponsive

    I've been living here for about a year, and while it was great moving in, management has lacked immensely in various instances. The property has gone through 3 managers, and none of them take initiative to propose a solution to the parking issue. This is honestly the only complaint I have on The Reserve, but management, or the lack thereof, definitely deserves the lowest rating there is. At least responding any thing more than a generic comment to our emails or concerns would be appreciated, but ...
    apparently residents here aren't even worth that.

  • Not worth it at all

    This apartment complex is too expensive considering what your living experience is. The pool is always closed without notice, there is an extremely high rate of theft-cars and packages stolen and apartments broken into, and management does nothing about it. They promote it to be family friendly and a happy living space but it is absolutely not. Management will be rare you for having anything other than plants on your back porch but say nothing when there are maintenance issues. I’ve given them ...

  • They’re okay…

    The parking sucks, the walls are so thin you can hear everything your neighbors are doing, it doesn’t come with a W/D…honestly not worth the long wait. The rent is a good price but I definitely won’t be renewing here lol

    The quality of the complex isn’t worth the price point they’re expecting residents to pay. The pool was completely discolored upon arrival and the unit was covered in dead/alive spiders.
