    * $22,000 in damages for 3-4 separate vandalism on my vehicle  * THE APT CLEANING STAFF HIT MY VEHICLE and did not report it!!! * Unable to access my bikes for months in the bike room. Bike was Stolen!!! * People continuely parking in my assign parking spot.  * My current resident doorbell has been hanging off the wall for a week!

    I absolutely do not recommend anyone living in this apartment complex. I was a resident between September 2022 to December 2023 (15months total). Pros: 1. Staff is nice and will try to get to your requests as soon as possible but they are clearly underwater and I blame management. 2. Amenities decent and the location is definitely convenient. Stone throw away from Lake Merritt and it's beautiful here. 3. Rent is a good deal compared to the rest of the Bay Area. Cons: 1. Extremely inconsistent ...
    communication and do not trust a word from management. During my month of move-out I reached out and confirmed with the operations team multiples times on whether my apartment walls is up to standard (as in, I don't need to pay additional painting fee). They did 2 walkthroughs and confirmed and promised I am good to go and I won't have to. Only to be slapped with an email from the collection company 2 weeks later. Asked management, had to follow up 3x in 2 weeks in order to get a response that they prob did the walkthrough with my furniture in and I had to return the apartment "as is" so I had to be charged. At no point did anyone say anything about the community manager has the say over what residents need to cover or what the standard is. If you are a current or potential resident, keep your guard up, because this is some shady behavior. 2. The building has sound-proof issues. I had to file 3 noise complaints over neighbors who left their barking/screaming animals inside all day where they will bark at the door (so it echoes through the hallway) or left their music blasting for hours past 11pm. I was told those neighbors had moved, but def be aware of this issue. You can hear people stomping and walking as well. My neighors on my floor all suffered. 3. You have to constantly chase staff for follow-up if you want anything done. They are underwater. It is a problem. 4. Multiple incidents of theft and break-ins that they did not inform all residents on time for. Please look elsewhere if you have other options. You do not need the stress.

    My experience moving into Modera Lake Merritt has been great so far, the staff all have been very helpful and friendly even when just passing in the halls. Very quick to respond to any questions and concerns. Treated very well. I appreciate the down to earth community feel of all the staff. They care about where they live and it shows.

    This place is great! The location is amazing. Great restaurants, grocery stores, lake Merritt is across the street. Building is very clean and I have felt nothing but safe here. Vanessa in the office was super nice and helpful.

  • Poor communication and doesn’t value applicants

    Avoid this place AT ALL COSTS. Just trust me. I thought this would be a cool place to live, they were able to accommodate a last minute tour, which I appreciated. But at the end of the tour, instead of sitting me down to discuss a possible application submission like other apartment complexes, they told me to submit it online from home. Weird I thought but ok. The place met my needs and price range so I went home, submitted the app, and paid a deposit ($600) the same day (Monday). By the next ...
    day, I got an automated email to submit income verification. I did that right away (Tuesday). I had other questions I forgot to ask during my tour so like the leasing agent instructed: “just reply to the email address from the emails you received, that goes to everyone.” Ok, so I sent my questions and also asked for confirmation that my app was submitted and income verification received. Didn’t hear back by the next day so I figured they were busy so I didn’t email again until a few days later. AGAIN, nothing. No response. So I emailed again and called and left a voicemail, asking to call me back, because I had no idea what the status of my application was. It’s now Friday and nothing!! I then email them saying I want to withdraw my application because it appears they don’t care about future residents. I FINALLY receive an EMAIL (not even a phone call), from the leasing manager (Venessa), saying my application was approved earlier that morning and I can’t get my deposit back if I want to withdrawal my app. I asked her to confirm my app was approved because I NEVER RECEIVED AN APP APPROVAL EMAIL. It’s also sad that the leasing manager can’t even call me directly to discusses this. Speaks volumes about the place and management. I still haven’t heard back. I may have lost $600 but rather do that than live at a place for more than a year who doesn’t have basic professional communication skills. And from what I’ve hear at other properties, this place is known to not be responsive.
