STAY AWAY
February 8, 2022I have live at River Oaks Villas for 3 years & have seen 4 different Property Managers & at least 2 District Managers. Every single Manager was either never at the office, very unprofessional, combative, or all of these. The apartment itself is just ok. The bedrooms are small they don't have enough room for a king size bed in any of them. Cheapest carpet ever. When we moved into the apt it was filthy. I had to clean the whole place & put liners in the cabinets before we moved in. The second ...month, my apt was flooded 3 times because of the incompetence of maintenance staff. The upstairs patio is slowly falling down on ours. When we moved in the property had a business center & laundry room not now. No notice of getting rid of those amenities. Oh yeah staff will tell you things that were amenities when you moved in is not all of a sudden. We haven't been able to use the pool in over 2 years even though maintenance cleans it first thing everyday. People do not pick up their dog poop even if it's on the sidewalk. Basically, if your able to move somewhere else do. Pay a little extra if you need to but STAY AWAY FROM HERE!!Property Manager Responded

This place is terrible
October 31, 2019The showers are only hot like three times a week, this dish washer is terrible, and they tried billing us multiple times for not having renter's insurance when we did. But all of that was somewhat tolerable. But now my car (along with 2 others that I've seen just today) got towed because we were sent an email that we randomly need to renew our parking pass. I wasn't given a warning, they said they weren't allowed to send out text messages for some reason, there were no signs put up, the lease ...doesn't say that the parking pass expires, and the parking pass itself doesn't have an expiration date. Best one I've ever experienced
June 15, 2016I’ve lived at River Oaks Villas for almost a year. This is a beautiful and quiet community and the apartments are clean and well maintained. More importantly, the manager and his team are REALLY REALLY nice. They treat me like friend. Whenever I have a problem and ask them for help, they response at the first time and try their best to help. There’re special events regularly, like free breakfast, free BBQ, music party, Halloween party and so on. If you’re a student of TXstate, the school bus ...stops right in front of your door. Lol . BEST in San Marcos!
May 28, 2016Beautiful apartments that are well maintained, with a wonderful courteous staff. Apartments are updated, with timely maintenance requests when needed, and helpful staff. I am pretty sure the first day I walked in the front office after signing my lease, the manager knew my name and would greet me each time with a smile, calling me by name. Sound like a little detail? Absolutely, but not when he manages an entire complex... it's the small things sometimes. Regardless the team in the office treated ...me like I owned the complex, I can find that pretty much, nowhere else. May 9, 2016My family and I lived here for 2 years and we absolutely loved it. They are spacious. Grounds are well maintained. Pool and BBQ area are fabulous new addition. The manager is great. August 9, 2015I've lived at River Oaks Villas for two years, and I love it. The apartments are large and well-maintained. There are beautiful green spaces. River Oaks is pet-friendly, and the staff is courteous and quick to respond to needs. There is a beautiful new pool and grilling station.
