Going Downhill
March 24, 2025Resident of this community for 5 years. The last 2 years have been a dramatic decline. It seems the new property owners are now only concerned with profit. Take a tour of the property. You will notice exterior decay all over. See those stairwells being held up by supports? Totally safe during an emergency for sure. They will get those fixed, don’t you worry. Going on two years now. See all those balconies with their exterior torn off and all the exposed wood wrought? Totally safe I am sure. ...No wait they do acknowledge those are unsafe, make sure to reduce your rent because you can’t use those. Almost a year without repairs now. Notice the holes in the exterior with red tape covering? Yup, that’s been a year too. Bullet holes in siding, yup you get the idea. Maybe this year the pools will actually be cleaned for holiday weekends? Now ask yourself what the interior must be like that you can’t even see? When they are willing for you to see these deficiencies outside, then what are they hiding? But a facility like this must have great management team at least to make up for the deteriorating complex, right? No you silly rabbit. The manager is utterly in personable. Dare you walk in the office for a question. See that glare of annoyance? Yup, it’s not just you. Assistant manager is nice, but clearly just there to fill units. No authority to make actual changes. As someone who never rights reviews, I hope this warning shortens your visit and you find a nice safe well kept community somewhere else. Best wishes!Property Manager Responded

Run Away
October 31, 2021I visited some friends here and was disgusted. There was a facility wide infestation of silverfish, management sent out letters to the residence. Spiders are all around outside and other bugs. Bird poop is piled up, pet stains and smells linger. Management has a pest control fee and they do a very poor job. Trash bins were frequently overflowing and the noise is horrible. I won't visit that place at night either.Property Manager Responded

Not Recommended
June 19, 2021Since Maxus Properties purchased River Vista the condition and environment has deteriorated. The fountain doesn't work, the landscaping has many dead bushes, there has been pedestrians hit by moving vehicles, illegal parking. Fees, 60 day move out notice and other nasty contract gotcha's. The property needs new paint already, and the list goes on. RV is not recommended and there are many other apartments for half the price you would be just as happy with. If downtown is your thing, just drive ...here from time to time and enjoy it. There is free public parking all around.Property Manager Responded

While we at Maxus greatly view all insights as a way to learn and boost our processes, we are disappointed to know that your experience hasn't been to your liking and we appreciate the opportunity to address your concerns. To clarify, the incident with the pedestrian was prior to Maxus and we have since installed speed bumps throughout the property to offer a level of safety and comfort to our walkers. And, while both fountains were indeed in need of repairs due to the unprecedented temperatures, we are happy to report that the insurance claim is complete and the repairs are expected to be completed the first week of July. We do take great pride in transparency with our fee structure and other lease terms as noted in the contract, but we are happy to clarify any items that may be confusing. It's important to us that we're on the same page as all our residents, so please reach out to manager@rivervistawichita.com with any other ...insights you can offer. We hope to restore your confidence in our team!

Good Spot
September 19, 2020These apartments are new and beautiful. They are in a prime spot to nearly everything including the new baseball stadium, downtown, restaurants and coffee, you name it. Amenities are very nice and the grounds are well kept. Parking can be pretty tight and annoying to deal with.
