I have lived at Rivers edge for one year now the living conditions are pretty nice. I do wish it had a central AC. But that is a small detail I’m willing to overlook. The real problem is there is no parking they give you one garage that is big enough to fit a Prius. There are more people living here than there are parking spaces. It is extremely annoying to get home from work and not have a place to park and then you have to park on the side of the road for them the next day to tow you away. I ...

Each home is provided a standard size garage that accommodates a wide range of vehicles when used as intended. Parking guidelines outlined in both the Lease Agreement and the Tenant Parking Addendum require residents to use their assigned garage first and park only registered passenger vehicles in designated areas. Parking on curbs, fire lanes, or posted no parking zones will result in towing, as stated in the lease. Prior to our recent enforcement, all residents received written notice reminding them of these requirements. I lived at Rivers Edge for two years and would have stayed long-term if it weren’t for getting married and moving. The first floor units have excellent appliances, are very spacious, and surprisingly quiet. You cannot beat this location on the river and close to everything. The office staff is very friendly. If you’re looking for community, it is easy to meet people.

Awful Management

Parking has become a massive issue at this complex. I am one of the few tenants who actually uses my garage and because of that I have no parking options when others block my garage door. I have contacted maintenance multiple times and the issue has never been addressed. My garage is completely unusable and management has done nothing about it.

Cons: - The units are cheaply built. - You will be stolen from and taken advantage of during the move-out process. - The parking is awful. - The package system is awful. Want Amazon lockers like every other modern apartment complex in the world has? How about a plywood shelf in a publicly accessible area with everyone else's packages instead? But hey, why should they care? It saves them a couple bucks. Pros: - I no longer have to live there

Great Location

We are starting our third year here and love it. The complex is located on the Centennial Trail, which is a beautifully landscaped walk/bike path, which leads to Riverstone shopping center, 1.3 miles away. The apartment complex is new, which means higher ceilings, large windows, and new appliances. The amenities are great and include large: pool, exercise room, and reservable event room. The staff is wonderful and friendly.

The location, amenities and the staff are top notch and I can’t recommend them enough. Being right on the river and so close to Riverstone makes it a no brainer if you want to be close to lots of shopping and restaurants.

Get me out of here

Loud, poorly constructed units. These units are newly/poorly constructed (and still being constructed, so enjoy the construction noise). If you don't believe me on the noise, you'll notice a disclaimer in your rental agreement that you are ok with the construction noise, which you will be hearing routinely. I've lived at Rivers Edge for over a year. Despite being newly constructed buildings, THREE TIMES my ceiling has leaked and flooded my floor. THREE TIMES in the winter I have come home ...

to a flooded floor that needed to be mopped (and is probably now at risk of mold). During their 3rd attempt at fixing my ceiling, I had a giant LOUD industrial sized fan put in my unit for 5 days (which I get to pay for the electricity bill to run it for their screw up and while the ceiling still leaked) but I was told I could turn the fan off at night so I could sleep since it's so loud. That's so nice of them! Ask yourself why would a newly constructed building be leaking/flooding and need multiple attempts to fix... You can hear your neighbors and outside through the walls. Some neighbors (or their overnight guests) pull in at night with loud exhausts on their cars and you can hear late night drag races on Seltice. My floor also shakes while people walk the hallway or go up the stairs. It took them 3 months to change the aged water filter in the gym (despite the constant bright red light indicating it needed to be replaced). The after hours mailbox system repeatedly doesn't work and keeps you locked out and unable to access your package(s). Management routinely sends out emails for tenants not picking up after their pets. Tenants on my floor leave trash by their door for days... Management has sent out emails for neighbors to stop smoking weed as there was apparently a weed smell on the premise (I didn't smell it). Management even asked me in person if I was the one. The audacity! No, I don't smoke weed or anything for that matter. But for them to even ask to my face ask "Hey, is it you?" No, maybe ask your repair guys that repeatedly visit my unit if they smelled anything while there. They can vouch for me. I could go on and on. You have options. Why put yourself through what I've been through? I'm stuck here in a lease until March and then please, someone take my place here! If you read reviews on the management company, they charge excessive move out fees. I can't wait to see what kind of surprises wait for me then...

Parking is an absolute nightmare!

I absolutely love the property and amenities, and the proximity to the river and downtown. However, parking is absolutely horrible! You are given a garage with your lease but they do not guarantee it will be anywhere near your apartment (found this out after I signed my lease), and there is definitely not enough regular spaces available for the amount of residents living in the complex. I have health issues and a handicapped placard, but my garage is on the other side of the complex, and since ...

there are no assigned parking spaces, it is impossible to find parking, even with my ability to use the handicapped spaces. If you are not home by 4:45 pm at the latest, you will probably not find any spaces anywhere near your apartment. Also, there are some residents who park their motorcycles (that are never used or moved) by the curb in a space, and hoard the spot so no one else can use it, and the management does nothing about it even though they are aware of it. This is very unfair to the other residents who don’t have motorcycles to cheat the system. I have talked to the staff/management on several occasions about getting a garage closer to my apartment but they are not caring or helpful at all. I even asked them to let me move to a garage closer to my unit when someone moves out, and their response was “well the person moving in will need that garage”. I’m sorry, WHAT? Priority of assigning the closest garage, when one becomes available, should be given to the CURRENT residents who have already been living there, especially when that person has a disability. I love my apartment so much, and I love sitting on my balcony and looking at the river, it is very peaceful. But I will probably be moving when my lease is up because the parking issue is just so bad, and it is clear that the management has no concern about it or any plan to improve it. So sad! Also, be aware that the kitchen sink has NO garbage disposal. This is absolutely crazy in this day and age. I never realized it until after I moved in and needed to use it. Never even thought to ask about that, I just assumed it was a given!

any time I have an issue with anything here, it is resolved in just a few days at the most. whether it's a mailing issue or something needing fixed in the apartment, they are very helpful and willing to make things right so our stay here is as comfortable as possible.
