September 8, 2025The place is cheap but there is a reason. Cockroaches everywhere, no matter how much I clean. Now it’s day 4 without hot water for the whole building. I have to go to the gym to shower. It’s sad. Do not rent hereProperty Manager Responded

Save ur money, go elsewhere
October 1, 2021Not worth it, roaches everywhere, pest control for which I am charged everywhere does nothing for it, parking is so inconvenient, don’t lease here, I regret it so muchProperty Manager Responded

Roach infested
March 5, 2021Roach infested! Management can’t help, even had supervisor come out and still the same issue even seen a spider today. Squirrels and wandering stray cats that are fed by residents that don’t want to just take them as a pet are also here at riverfalls . I’ve never had this much of an issue!! Staff is snakes. You're getting jipped.
April 17, 2017I originally typed a review but there were 711 too many characters, so i'll keep it short for you. Original apartment, so full of roaches they would fall on me while I showered, and I was too scared to even walk into another room. Pest control came, but they only pretend to fix things. They have it set up to where you see less roaches but they do not fully go away, they are doing this so the complex pays them to come back. Apartment blames us for continuation of roaches because our dogs are home- ...I cannot afford 20$ a day to leave her at a daycare when the roaches have been infesting the apt since day one. They let us switch apartments but have us pay 30$ more (cheapest one available) for less amenities, half the size of our original apt (we went from 750 sqft to 450) and crappier appliances. Everything is a tight fit so fridge doesn't close quite right and freezes over daily. All drawers are broken. Apt complex blames us because we picked the apt, but we didnot have many choices to choose from, wanted to run from roaches. Would see 5 in a room, every day. All ages. Laundry mat expensive, need a pay card that costs money. Lots of hidden fees not in lease. I read the lease, lots of snakey wording that will get you in trouble. question every thing, do not feel like you're wasting your time or you'll be wasting your $. Loud neighbors. Elisa is the only understanding person but the staff does not have many powers. Maintenance does not set up appointments, only come at their convenience. Have wasted many days off getting nothing done, waiting for them to come here and fix things but they will try to come in at 430 and leave at 5 bc that is when they close. If they come when we're gone they don't really do anything, I don't think they actually come. Apt expects you to keep dogs locked up all day. Manager is fake, wants to "help", doesn't do anything. staff just repeats themselves ignoring problems. Worst apt I have been at. Don't be fooled by how nice the apt looks, its all cheap material.Property Manager Responded

August 23, 2015My apartment is in a great area. It's in the center of Dallas honestly. The communities surrounding me are in a great condition. They are constantly renovating the area. It's plenty of things to do during the day and night time. The new staff members we do have helpful and kind.I Live around a variety of people. It's cool. good for the price
August 14, 2015I have lived here since april 2015 and its ok. The rent is cheap and the apartments are newly renovated. Nice management, quick and professional maintenance. Some minor issues with the water in the shower going hot-cold-hot and so on at times. It is gated and patrolled at night. Noisy, but I got used to it.Review from Apartments.com
