July 14, 2025You get what you pay for. Riverset is the cheapest on mud island, so don't expect to have a real fancy residence. That being said, I like my apartment and the neighborhood. It has a good layout, and the staff has also been really sweet everytime I talked to them. Most affordable on Island
June 30, 2025Update 6/2025 Worst maintenance, even for emergency maintenance they take 3 days to fix! Need more streamlined repairs. Like they say, once you lived on mud island, you would never prefer any place in Shelby county. It’s beauty is incredible. Most of the communities in mud island are good but Riverset offers the most affordable option with all amenities and location is just awesome. They do not have a gated community but considering the whole mud island is safe neighborhood, It doesn’t matter ...(P.S. I’ve seen outside people using the apartment pool which s bit of incovnience and too much of unnecessoty chaos). The community dumpster is a bit far from my building, but rest is awesome.Property Manager Responded

Avoid Riverset Apartments if You Value Your Health and Safety
May 30, 2025In May 2025, I was exposed to toxic chemical fumes during a bathtub resurfacing that took place while I was told to remain inside my apartment. I was not warned about any health risks, and only after an hour did the contractor (not management) tell me it was unsafe to be there. I experienced serious health effects, had to seek emergency care, and couldn’t safely return to my unit for three days. My emotional support animal was also exposed. Management failed to properly accommodate me or provide ...the promised temporary housing, and I’ve still not received the chemical safety information (SDS) I requested. This incident led to emotional distress, financial loss, and even job resignation. If you have pets, health conditions, or expect clear communication from your landlord — please be careful. I’m sharing this to warn others and advocate for safer, more transparent property management.Property Manager Responded

Extremely Unprofessional Office Staff
February 10, 2025The office staff is extremely unprofessional! I was calling from out of town and had questions about the available apartments. The leasing agent acted as if I was inconveniencing her by asking questions which were pretty standard being that I was calling from out of town AND given the fact that the information on the website about the units was INACCURATE. I also scheduled a video tour on their website. They NEVER called me, or even sent me an email to let me know they need to cancel or ...reschedule. That tells me all I need to know about what living at this property would be like if this is the lackadaisical attitude and level of unprofessionalism that I would have to deal with. No thank you! Stay Away!!!
April 13, 2024The move in process was awful! Our unit was absolutely filthy. Everything is always breaking. Maintenance can’t seem to fix anything. All they do is patch things up rather than actually fixing the problem. When you tell them about an issue, they basically call you a liar and that there’s nothing wrong. There’s paint hanging off the outside of the buildings. We used to have security patrolling at night but that went away. A gate does not stop break in’s. They make you pay monthly for pest control ...but they never come spray. I have never had an experience quite like this. When my lease is up, we’re gone!
