I initially was excited to Rent here because the hallways had a Fresh air ventilation system. considering there are no windows to bring in fresh air, the building code required a proper air system to bring in fresh air in the hallways.. AC has been off for the last 4 days and ongoing, no urgency from the management, the excuse is that "technicians are booked up coming off of July 4th weekend". It's 7/7 without any solid game plan to resolve the issue. Hallways currently stink like sewage, rotting ...
garbage from the garbage shoot positioned in the middle of the hallways, cooking smells from 3 days ago mixed with fresh new rotting smells, all mixed in a wonderful symphony. The response to that 'rest assured there is no health hazard for stagnant rotten air in your hallways for 4 days straight, we are working on it, technicians are not available'... the management here is completely incompetent.

Very disappointing experience. I was excited to move in, but I would not recommend this community to anyone who expects reliable building systems and responsive management.
In my experience, most services are handled by third-party vendors, and when problems arise the leasing office often has no clear answers. Residents get bounced between management and vendors with little follow-through.
Issues I experienced or witnessed:
Heavy reliance on third parties + poor coordination.
Three required ...
apps (maintenance, packages, parking); all have been frustrating to use.
Plumbing/fixture issue led to a water bill near $500; it took weeks to resolve because management and the utility vendor kept sending me to each other.
Multiple car break-ins in the garage; the response was "increase patrols," not install cameras.
Garage water pipes have burst repeatedly.
During the ice storm, power was out for nearly a week; the onsite generator ran out of fuel and did not power individual units.
When power is out, I could not lock my door from the outside, so when I left to find heat, my unit had to be left unlocked.
After power returned, residents were told to keep heat low (e.g., not above 62 degrees) and avoid hot water/large appliances, meaning no showers/dishes/laundry at the time. The building is not fully occupied, yet these limits were still necessary.
My January electric bill was about 3x normal; management blamed heat loss from large windows.
Dog park drainage is poor and can smell strongly of urine in warmer weather.
Parking issue: when someone used my assigned spot, I reported it, but I was threatened with a $30 fee for not submitting it through the parking app.
Amenities are unreliable (the lobby coffee machine has been replaced multiple times since June).
The storm itself wasn't anyone's fault; my concern is how this "new" building and the management process held up during an emergency. For additional context, nearby complexes appeared to regain power sooner. I don't feel confident in the infrastructure here.
Bright spots: maintenance is kind, custodial is excellent, and the front desk staff (especially Sam) have been professional.

I lived at Vertis for 5 years and decided I'd give this a try. I wish I'd stayed put and I'm looking forward to getting back there. I've been in Rosette for 5 months so far:
Good things:
- Counter tops
- Gas stoves
- Glass balconies
- Friendly, helpful, speedy maintenance team.
Needs improvement:
- No options for internet and its moves like a snail at peak times.
- The pool heater is broken with no timeline to resolution.
- Tight parking spaces.
- Elevators don't work at all in a power ...
outage.
What bothers me most: The poor service with leasing & management.
- I had to follow up with their sales people multiple times just to get info after my tour. Very little urgency from them so I should have known what was to come.
- I was lied to in the sales process about a dog park. (They said it would be outside in the back to of the building and "look like the one at Vertis" and that it completed by June 2025. It's June 2025 and there is no dog park. Supposedly they're going to put one in the parking garage. Yuck.)
- They are consistently late in getting utilities into the portal so I've been 'late' paying them because they weren't there on the first of the month when I paid my bill. They have the audacity to charge me late fees even though they were late first. (They said it's their 'policy' to charge late fees regardless of when they upload fees owed, which feels like a predatory corporate policy to me).
- I've yet to have a correct, complete bill sent to me on time in the 5 months I've lived here. I have low confidence that I'm being charged accurate amounts.
