February 20, 2026I have proudly called Royal Oaks Apartments of Franklin home for the past 15 years, and that alone speaks volumes about the quality of this community. What has kept me here all these years is the unbeatable location in Franklin, Tennessee, combined with truly exceptional management. The leadership team has remained consistent throughout my time here, which is rare and incredibly valuable. They go above and beyond in every way. They are attentive, professional, and deeply committed to maintaining ...a community that residents are proud to call home. They genuinely care, and it shows in everything they do. Maintenance is equally outstanding. Requests are handled promptly, often immediately, and always with kindness and courtesy. The team is respectful, efficient, and dependable, which gives tremendous peace of mind. Over the years, I have watched Royal Oaks continue to improve and evolve. There have been thoughtful renovations and upgrades to the apartments, as well as beautiful enhancements to the grounds and landscaping. The property is consistently clean, well maintained, and inviting. What I love most about living here is the sense of safety and community. Royal Oaks is more than an apartment complex, it feels like family. The neighbors are kind, friendly, and genuinely caring. People look out for one another. I've Lived Here for 6 Years
February 20, 2026My wife and I moved into this complex 6 years ago after getting married. It's been such a wonderful first home for us. We've never had any issues with bugs or pests. We've had great neighbors. Maintenance has always been very quick and helpful; they usually come within only hours of placing a ticket. It's a very pet-friendly complex, and our dog loves it here. Rent has always been very steady and affordable. The manager, Connie, is always friendly to us and quick to respond to emails. We've had ...two different sets of friends move into the complex over the last couple of years after moving to Franklin, per our recommendation, and they've loved it here, too. You cant beat the location and price!
February 20, 2026Ive been a resident for over 10 years. I love the location and the price and a perfect space for all. Maintenance is more than responsive, management is incredibly helpful and gets to know the residents like family. February 20, 2026When you're looking for a GREAT place to live in Franklin, this IS the place. We are family here. Was recommended to me by friend, who's kids had lived there (years apart) - and they LOVED it! Just off I-65 and close to so much (downtown Franklin, groceries, shopping, etc.) - very centrally located. Staff is AWESOME, Connie (apt mgr) has been here for over 25 yrs and knows everyone who lives here - maintenance staff is quick to respond and get things fixed. This is because from the apartment manager to the maintenance staff, they take care of you. It’s like family here. You are not waiting weeks for repairs. They care of you same day or next day. Well managed and maintained complex...
June 7, 2021Yes, the complex is probably one of the oldest in Franklin (built in the late 1970s/early 1980s); however, the apartments have been dutifully maintained. Management doesn't put up with those who would neglect their unit or cause problems for the building or the property as a whole. This is always the first complex I check for availability when considering moving. I only moved out because I had an opportunity that was too good of a deal to pass up. If that hadn't of come along, I'd probably still ...be in the neighborhood. Walk to all the shops in Alexander Plaza or drive less than 5 minutes (you could even walk)to Watson Glen, Williamson Square or Maplewood Plaza. Hateful Apartment Manager!!
August 28, 2017This is not the place to rent an apartment in Franklin. The apartments are all in need of repair, and very old and not maintained. There a a lot of drugs that go on in this complex. The lady who runs the office, Connie is the most hateful apartment manager you will find in the area. She is vindictive and out to hurt others. Many residents have had very unpleasant experiences with her, and have moved because of her. September 5, 2015We have only lived here for a little bit but we LOVE everything about this apartment. Other tennets are super friendly and nice and the mantainence staff is quick to fix an problems that you might have. Quiet building even though all 6 apartments in this building have dogs.
