Absolutely horrible
August 20, 2022The rent is ridiculous. Barely any amenities. The whole community is disgusting. Trash everywhere that never gets picked up. Lots of stray animals that fight at night. Children playing in the street with no supervision. A basketball hoop which has loud teenagers playing at it. They leave trash all over the place & basketballs under cars. The management is super unfriendly. They do nothing to improve the community except raise our rent. There are 64 lights in the house l. Electric is no less than ...$300 a month. Cars speed through the community & there are no speed bumps. The mailbox area is always full of trash & unwanted mail. The cupboards in the whole unit never shut properly & would remain open all of the time. Ants, cockroaches, mice, mold & termites everywhere. The garage doors are insanely noisy when they open & shut. Absolutely no security. The gate is completely broken down & dismantled. Many cars, bikes & other items have been stolen from here. Lots of tenants selling & smoking marijuana. The air conditioner breaks down regularly & soaks the entire carpet. Expect to lose your security deposit & gat a very large balance ll after moving out for dirty doorknobs & general wear & tear. Pool gate is broken. Children are sent there unmonitored. Dog poop in your front yard. appliances are all old & dirty. Marble floors are not polished & constantly look dirty. The front area is full of ugly & cheap mulch. Here is no backyard. The garage is super tiny. A small car barely fits into it. The roofs leak. One tenants entire bedroom ceiling collapsed because of a rain storm. Everything in the bedroom was destroyed. Associate refused to pay for anything. There is no storage space. Super awkward closet with a huge water heater downstairs & an odd triangle closet upstairs. The design of the home is not family friendly. No sidewalks. Constant delivery trucks speeding through the community. Screaming & crying children unattended through out the community. They will tow you in a heartbeat even if your car is registered. It takes hours for the tow truck company to come & take the boot off of your tire. No bathrooms at the pool. The office is completely locked & unavailable. The walls are falling down in the entrance. Gate has been broken for 5 years. Poisonous frogs in the bushes . The hedges are uneven & not maintained. Avoid this place!
May 26, 2021This place is a nightmare! Don't be fooled because of their prices! let me start from the beginning, your will paid 300$ in electricity bill, 100 water bill extra monthly also you can only have 2 small cars, not mini vans or suv because they don’t fit in the garage that is way too small, and you will be not able to park you car in the guest spot even if your register the car you car will be towed! I had mold issue and they never hired a certified company to clean the air conduction, they just ...sent the handyman to spray with clorox and of course the problem lived with the house! so be aware if you start having allergies and blood nose is because the mold issues! They don’t care about your wellness they just care for the money and just fix the necessary things in the house! the kitchen cabinet doors fallen every time I opened because the kitchen were poorly made and they also just send the handyman that never fix the issues! horrible experience seriously ! There’s so many issues with place! Not Family Friendly-Avoid
May 27, 2019I have lived here for several years. The inside is nice, but there are many problems. The termite infestation is pretty bad, they have been trying to fix it for years, but has not helped much. We often find termites or wings around the house, kitchen, kids rooms and toys. Also, the noise from the highway is terrible, cars drag race at night and our room literally shakes and wakes up the kids. The complex is not family friendly. The garages are super tight, so if you park and try to bring in ...an infant, it’s super hard. The management is terrible, I have seen about 6 different property managers since living here. They come and go. They listen to complaints and then ignore them. There is no real storage in the house, but they made a new rule you can’t store anything in the garage. So now everyone is stuck. So now we can’t park car in garage because we can’t get kids out, but we can’t put storage in there either. Stupidity. Also, there is not enough parking, so people are always fighting for spots. Hard to have guests over. If you park in wrong spot they tow you. Also, they now prohibit putting anything on the front porch, so we have to move our kids outdoor toys, but we have no where to put them now. Overall, I would avoid living here, the price is Too high and rising quick. They don’t provide any security, there is a gate, but anyone can drive or walk right in. Huge decline after new management
April 23, 2019We are one of the first residents of this community and have seen many changes here. There were a lot of issues that were well addressed by previous manager Ana and previous maintenance guy Luis, hence the reason for the great reviews from before. Unfortunately, since she left, the parking situation is becoming a disaster again, and new management is unresponsive and uncommunicative (except for the new maintenance guy, who is very nice and efficient!). Seriously disappointed with new mgmt. I do ...not recommend to anyone who has more than one car because towing is still a thing here and they are ruthless. Honestly, a good rating comes from the old reviews of Ana, great location, and having several nice neighbors.Property Manager Responded

BIG improvement
March 16, 2018We have lived here for over a year now and have seen multiple changes. The new property manager is more interactive with the tenants, more has been done to make maneuvering through the shared street and maintaining the front gate. There are still a lot of tenants that like to leave their trash/recycle on the street, lots of kids toys left around the property. Yes, parking is complicated BUT each unit comes with 2 spots -1 car garage, and driveway, not as mentioned in a previous review (only 1 ...parking spot), besides, this is common here in SoFlo, try other properties, they charge as well. The real boomer here are some of the tenants. Lots of large families that play in the street and in everyone else's yard with no respect for others space and property. Common sense and respect are lacking in a large scale by some of the tenants here. Luis does an amazing job at all maintenance requests!!! and Anna the new property manager is doing her utmost to resolve outstanding issues and a relief to have someone that is actually here and willing to do what's needed to make this a better place to live. We renewed our lease a good while ago since the unit itself is really great and spacious, the location of the property is good as well (couple blocks from I95, the beach is 10 mins drive away).Property Manager Responded

HUGE IMPROVEMENTS
March 20, 2017I moved in right as the new management company took over and while every company has their transition period, you can truly see some great changes. Trash used to be left out all week and now everyone brings their bins in after pickup, you can actually drive through the neighborhood now that they are enforcing no street parking, and I hear they are adding on more guest/reserved parking for the residents.
