October 6, 2025I applied for an apartment at Skye Reserve (Brandon, FL) in June 2025 and was approved. After paying all move-in fees ($375 application, $500 security deposit, $856 prorated rent), management canceled my lease on September 12, 2025. I was told I’d receive a full refund of $1,731, but the refund check they sent bounced on September 30, 2025, and they have not responded to multiple calls or emails since. I’m sharing this so future renters are aware of my experience and to encourage management to ...resolve outstanding refund issues promptly.Property Manager Responded

We'd like to clarify that your previous refund check was valid for 60 days, and it was cashed around the 90-day mark. June 29, 2025Maintenance will mark your request as completed, when they never come! I requested that my dishwasher get fixed because it was leaking when I used it the first day I was here, and it was never fixed. I also requested my ac be fixed (they fixed it that same day) but came back a month later saying I requested it. Why would an apartment complex make you wait a month before attempting to fix your ac? Do not move here!
June 13, 2025We have lived here for nearly a year and have had nothing but problems and headaches. Firstly, within a day a moving in, german cockroaches, everywhere. Nested. Roach motel. Maintenance is practically non-existent. Your requests go into the void. The walls are made of tissue paper. We have had a problem just about EVERY single month with payment due to the office mismanaging their system. And to top it all off, TODAY, without any type of notice (no email, no note, no phone call), they decided to ...TOW every single car in our section of the neighborhood and spread them far and across the neighborhood. NO NOTICE. Just moved everyone’s car without even telling us where to find them. We don’t even know why. Some light road work? Tow Cars With No Warning
June 9, 2025Today this complex has hit a new low. They are doing work on the parking lots and say they sent out emails regarding what buildings need to move their cars by when. I stopped by the Resident office once they opened and requested the email containing this info be sent to me. I checked my inbox and I never received any of the supposed emails they sent in the prior days. This is insane. I’ve been watching cars get towed all morning which is at the resident’s expense. To the guy with the Camaro under ...a cover, I’m sorry they got yours. No apologies were offered to me by the leasing office for not properly sending out this execution. They just told me I was the first person to complain about not receiving it, my neighbor said the same thing to me this morning and is the only reason my car was not towed. ALWAYS PROS and CONS
May 20, 2025Many of the staff is nice. Getting things done is another thing. 1. When they use a sub contractor, someone needs to check the work before they leave. 2. Pool has been closed since Oct. that is 7 months now, renters are paying to have a pool. 3. Security lights out near the pool/weight room area for a long time and over a year the street light above that. Huge car issue with the buildings near the leasing office. NOT enough parking in that area. Let alone people have NONE working cars ...sitting there for months, they do nothing about it. 4. They charge for everything ! Charge you to pay your bill on line, charge you to generate your monthly bill, even if you do not want it, it is automatically done. They charge for water, and all the taxes and sewer, which your water can come close to 100.00 for one person. These are simple things that can be solved easilyProperty Manager Responded

January 3, 2024I feel like they purposely separated the residents service office and new prospect office so new people won't hear our complaints. Maintenance ignores requests, they ignore requests, but rent is always paid on time. They messed up my renewal once and were so quick to put an eviction notice on my door like I wasn't in constant communication with them to get it resolved. Run fast
October 15, 2023I've lived here for 10 years and the only reason I have not moved is for financial reasons but I'm working on that. These apartments are horrendous and I'm disgusted by the fact that my apartment is falling apartment. I've put in over 250 work orders from paint peeling in the bathroom, my bathroom sink and kitchen sink need to be fix water leaks out ever where. The plumbing is horrible water leaks from my apartment underneath to my neighbors apartment. my A/C unit goes out every two months they ...come and say it needs to be replaced it never gets replaced. There are dips in bathroom and at any moment it could cause a break in the floor which were actual words from maintenance. Management don't even get me started rude and unprofessional. I have given up on trying to get anything fixed or done because I know there is no change. I live in the older apartment like most tenants and we are fed up. I watched my neighbors cry because she just moved and spent her money and her apartment was flooding and management closed the door in her face and didn't not help maintenance didn't come until the next day. Oh my dishwasher been broke since I got the apartment I just gave up on putting in the work order they ever came. At least we three times my ac into went out it was over 90degrees outside and maintenance didn't come until the end if the week. I've lived here since plantation key, the park sienna, Braden reserve to skye reserve all different name changes. I once looked up the companies that owned the apartment they are racist and careless. If had the money for a lawyer I would have been sued I have countless evidence. Lastly if you are thinking about this apartment heed my words as a grandfathered tenet DON'T DO IT. The pictures are lies they pressure wash and it's still dirty trash everywhere. They will paint over stuff time and time again. The gym don't get me started three treadmills only one works and the track is broken. 30% if the gym equipment actually works. The pool is decent. Leasing office and complex
April 4, 2023The water was turned off for the 2nd time no notice from the leasing office and when confronted they say you need to go to maintenance as they do not assist with issues such as that. Kids vandalize the community a motorcycle was stolen right out side our unit. We pay for valet trash yet the trash gets left outside for days and it’s the tenants job to call valet as leasing states that’s not their issue. worst place to live we are moving out ASAP DO NOT MOVE HERE!! Save you money and time for your ...own sanity do not move here…but when it comes down to pay rent leasing is on top of you sending reminder emails to everyone that you will receive a late fee but yet you can’t assist in real issues that we’re experiencing.Property Manager Responded
