Filthiest Complex in Houston
June 10, 2024I am absolutely appalled by my experience at Smart Living On Cullen. From the moment I moved in, it has been a nightmare. The management is unresponsive and rude, treating tenants with complete disregard. Maintenance requests take forever to be addressed, and when they finally are, the work is shoddy at best. The apartments themselves are poorly maintained and falling apart. I’ve had issues with leaky pipes, broken appliances, and pest infestations. The walls are paper-thin, so you can hear ...every noise from your neighbors, making it impossible to get a good night’s sleep. The complex is filthy, with trash constantly overflowing and common areas never cleaned. The grounds are neglected, and it’s clear that the owners do not care about the property or the residents. I never feel safe walking around at night. The rent is exorbitant for the quality (or lack thereof) you receive. Save yourself the stress, money, and frustration – do not move into SMART LIVING ON CULLEN. It’s the worst decision I’ve ever made.Property Manager Responded

Great complexes
August 11, 2022Great place to live I’ve moved here when they were still doing construction. The only problem like the other reviews is the trash which has been getting better but I would recommend the apts to get cameras everywhere and use the extra money for security or even a police officer to be there at nightProperty Manager Responded

Avoid this place
February 17, 2022The people managing the complex are more concerned with being paid than they are with the customer service or their tenants. The number of visitor parking spaces compared to the number of tenants is completely ridiculous. The maintenance is atrocious when it comes to emergency issues. And the so called courtesy officer is non existent due to the amount of people constantly smoking weed around the property! Do not live here, it isn’t worth it!Review from Apartments.com
This property is great
September 16, 2020I have been a resident of this property for one month. Being that the complex is relatively new, it's really nice and the section I live in is very quiet. My only concerns are (1) tenants with dogs will not clean up dog poop off the sidewalk (2) tenant(s) placing trash on ground outside of dumpsters (3) office staff not answering telephone or responding to inquiries/concerns submitted by email. There seems to be a lack of concern from management. May 25, 2020It's really nice over here. I was excited about being the very first person to move into this unit. Overall the area is good it's close to my favorite stores. And the only thing I don't like about this apartment complex is that management rarely answers the phone. It's so annoying when you need to get information for something and they don't respond to emails either which make you have to drive over here.
