Do not sign a lease

Try to save your money and do not sign a lease with Smile.
A group of 4 of us roommates signed a lease with them in 2022 and paid a one time 1000$ cleaning / admin fee, instead of the security deposit. At the end of our lease in 2023, not only did we leave the house with zero damages, but also cleaned the apartment before moving out, which we have proof for. At the end of the lease period, we were charged for multiple cleaning charges as well as a broken closet door, which had been damaged by ...
their maintenance team on a weekend when we were all away. We were expected to pay these charges with them setting a deadline, with them not even responding to our emails until that deadline for any clarification.
Pathetic customer service, poor maintenance, no response to our heating and cooling not working efficiently during peak months are some of the highlights of our time with Smile.
The apartment buildings are extremely unsafe, structurally and with respect to security - as anyone can access the floors whether they are a resident or not.
The office staff is extremely unprofessional and has no answers to most of your questions regarding maintenance, billing and lease terms.
Definitely do not sign a lease with them. This is one of the many experiences that we have heard from our others as well.
Smile Student Living you need to start making money the right way and not by looting students. And if you do have an answer for where the initial 1000$ was put towards, that would be great.

So far Smile has been a great place to live at. The maintenance comes when requested and everyone I’ve interacted with has been nice. My only complaint is that you can hear your neighbors if they walk with their shoes on in their apartment.

Room is nice, the in unit washer dryer is a huge plus and bathroom while small, is cozy and has enough space for everything I need. The internet is also really fast, I hooked up my xbox to ethernet through my router and I get around 700 mbps. Location is a bit far but if you are an engineering student you will love it here since it is a 3 min walk to the engineering quad.
