Broken A/C since day 1 and not in a hurry to fix it
June 25, 2025We are very unhappy with this apartment complex. Would you consider a brand new tenant that moved in on June 14th and found the air conditioning doesn’t work, reported it and it’s still not fixed 12 days later acceptable? With a heat advisory? Also the team is far from being helpful. We were not told how to get a mail key, nor were we provided a pool key. When asking for help, the leasing agents are either never available or respond with an attitude. It is beyond disappointing to experience this ...lack of care and poor management, especially during a heat advisory. I would avoid this place and will always do a full walk-through of the ACTUAL UNIT and test the A/C, hot water, and other essentials prior to signing. Lesson learned.Property Manager Responded

They get you through improper communication and lease technicalities
June 2, 2025While I had a okay-ish living experience here, I'm extremely disappointed with how management handled my move-out. I seem to be on the hook for rent payments even though I vacated my apartment as the lease ended- because I didn't give them a "formal and written" move out notice. Yes, I made mistakes - I forgot to submit formal written notice before leaving, and I missed their management email change notification (their management changed, so the email changed too, it was only communicated via a ...flyer months prior). I emailed my move-out plans couple of days before the lease ended, but apparently they didn't receive my email No Clear Reminders - Despite talking to their staff the day of my moveout- telling them I am moving out and asking where to leave the keys, no one ever verbally reminded me about the 45-day notice requirement or the automatic renewal clause buried in the lease. Even in the old communications regarding move-out, they did not make it clear that the lease would automatically renew to month-to-month! That too about a thousand dollars more expensive than the regular rent! Had to hunt for that info in some email attachment, so now they get to claim no responsibility Predatory Timing - They're claiming my 45-day notice period only started 3-Weeks AFTER I'd already moved out and returned keys, demanding payment for an empty unit this whole time! No Good Faith Effort - They acknowledged receiving my move-out call, yet never mentioned I was still technically responsible for rent. The leasing office was responsive during my tenancy, but this feels like a gotcha tactic rather than reasonable policy enforcement. Future tenants: DOCUMENT EVERYTHING, get all move-out confirmations in writing, and study your lease's fine print - because management certainly won't clarify things when it counts. This property has seen multiple management changes in recent years too, so make sure you are extra vigilant Pro Tip: Take photos/video of the apartment condition AND any posted notices about policy changes to protect yourself. I did not pay attention, and now I'm paying $5000 out of pocketProperty Manager Responded

Cheapest for a Reason (and still too expensive)
February 10, 2022I have almost no issues in the summer but the winter has consistently been tough. This year the laundry units have been out for months. December 24, 2019wobbly toilet, curling linoleum in bathroom, bathtub needs to be replaced as it is sinking, antique appliances, broken lamp in bedroom closet, carpet so cheap my vacuum sucks it up. ants all the time. Raw sewerage in kitchen sink, poor flushing of toilet. (just to name a few) but these jerks are always ready for the rent.Property Manager Responded

Great propery and very responsive property manager
June 2, 2018I am staying in Pheasant Run Circle, Ann Arbor since the last 6 years. There has been quite a good number of hands off between the property managers but I must acknowledge that since 2016 onward the property managers are proactive and responsive. More over they have recently hired support staffs who caters to the work orders diligently and in a quick turn around time. The rent is at par with the market standards and the service has really improved a lot! I have no regrets to stay in this ...property for long 6 years. Cheers and keep up with your standards. You should definitely live at Pheasant Run Apartments if...
July 17, 2017...you enjoy having your phone calls ignored by the leasing office. ...you hate it when apartment complexes plow their parking lots in the winter. ...you enjoy waiting 5-10 minutes for hot water when taking a shower or doing the dishes. ...you love paying for amenities that you can't use (such as an exercise room that is constantly under renovation). ...you hate finding out about things in a timely manner (such as when the city of Ann Arbor will be inspecting your apartment). ...you love it when ...management vaguely tells you about what's wrong with your dishwasher (*mumble*need some chord*mumble*) but never actually gives maintenance the budget to adequately fix it. ...you enjoy paying a $200 pet fee plus $20/month in pet rent, despite the fact that they clearly don't put the money toward anything pet-related. ...you enjoy neighbors who throw their trash all over the parking lot and yard. ...you love dodging dog poop in the grass and on the sidewalk. ...you enjoy going to the leasing office during the hours they've said they'll be open and finding it closed. (And it's not even a holiday!) ...you love having to harass management in order to get anything (like signing a lease) done. Don't be fooled by low cost
July 19, 2016You get what you pay for. A/C has been broken for 5 days and still hasn't been looked at by maintenance. Apparently they only employ one repairman for the whole complex cause he hasn't gotten around to us yet. Don't bother calling the after-hours answering service, they don't consider broken A/C in 95 degree weather to be an emergency. Apartment will probably have mold after this as there is so much humidity in the bathroom after a shower that there is condensation everywhere. Excellent Property and Great Management Team
March 17, 2016I've been a resident at Pheasant Run for five years and my experience has been very good. The rent is affordable plus additional discounts are added. The apartment property, facilities, and units are maintained well. Since I've been here the community has been quiet and safe. I have not many problems occur, but when one did arise the maintenance team was very quick to respond (even as late as 9pm) to my request. In my experience, the leasing office staff has been very professional, courteous, and ...concerned with making sure that the living experience is a positive one.
