Months of Plumbing Issues, Weeks Without Showers, and Management Ignored the Problem
March 4, 2026If I could give zero stars, I would. My experience at Sun Valley at Florham Park has been extremely frustrating due to ongoing maintenance issues and poor management response. For months, I dealt with repeated plumbing failures affecting both showers in my unit. The showers would start with pressure and then quickly become unusable. Maintenance opened the wall and even replaced a mixing valve, but the issue kept returning. After multiple visits and weeks of disruption, the actual “fix” ended up ...being simply replacing the shower heads — meaning the prior invasive work never addressed the real cause. During this period I went weeks without reliable use of basic shower facilities, despite submitting repeated maintenance requests and written notices. Every step required constant follow-ups and documentation just to get basic issues addressed. After all of this, management eventually offered a $250 credit for months of disruption and loss of essential facilities. I formally requested a reasonable rent abatement consistent with New Jersey tenant habitability standards and provided detailed documentation of the issues and timeline. Management has since stopped responding entirely. Tenants should expect working plumbing and a responsive management team when issues arise. Unfortunately, that has not been my experience here. Sound proofing is huge issue
December 10, 2021Recently moved in and love location and layout but sound proofing is horrible. Can hear neighbors conversations regularly and am sure they hear us. Hasn’t been an issue at night (yet) but very disappointed in quality for the price and relative newness of the propertyReview from Apartments.com
Everything is great, except for sound proofing
February 23, 2020I’ve been living at the Suites at Sun Valley for a year now - I love the apartment itself and the maintenance crew has always been very helpful (though much like other reviews, I have to agree that it takes them several visits to solve an issue). While I love the apartment, I can hear every conversation my neighbors have, but their homes, which makes me think there is no sound prodding at all between apartments (or they just forgot to do mine). It’s so bad that I can hear every detail of my ...neighbors conversations - I know their names, occupations, every detail of their fights and phone calls etc. On top of that - my neighbor smokes A LOT and throws a lot of parties. They are always blasting their music and unfortunately, the owners of the complex use an ancient process for submitting noise complaints (must gather 5 instances, write them down and MAIL them to the company - I have yet to hear back about my complaint). The apartments are great for the price but be weary that your experience will be hit or miss based on who your neighbors are.Property Manager Responded

Lived here for over 6 years and loved it!
February 7, 2018We have been a tenant of Sun Valley for 6 years and I have to say the complex itself is very well taken care of and well kept. From snow removal, to maintenance, I never had an issue. There is even a shuttle to take you to the train if you commute into the city. The balconies were nice in the summer to sit outside and relax. The appliances were always replaced when broken and any issues addressed as needed. We are moving only because we have purchased a home, but i recommend this development ...to those who are considering moving here! My children are going to miss their friends they play with daily. Like a Dream
August 26, 2015My husband & I just moved into our new luxury apartment & we could not be happier. It is everything we wanted & more with a ton of space & storage, not to mention I now have my walk-in closet.
