    Prone to flooding which causes mold issues.My neighbor’s truck was set on fire, the SWAT team arrived when shots were fired & they thought it was a hostage situation. Security gates rarely work. Management normally responds to complaints by saying residents are lying.

      It is clear that you had a bad experience at our property, which is never our goal. Since your review was left anonymously, I have no way to contact you directly. When flash flooding happens in Austin, the city drains fill up very quickly as they aren't designed to take in so much water at once. Our property has an adequate drainage system. Unfortunately, there was an issue on property regarding a resident's vehicle. This was an isolated incident regarding a domestic dispute. I am unable to comment further due to privacy reasons, but it was an isolated incident. Our gates function. The entrance gate is open during the day in order to allow access to the office & package deliveries. The gate closes after hours. There are instances where the gate will be open for a day or two for maintenance or repairs, but your assessment that they "rarely work" just isn't accurate. We never say a resident is lying, I am not sure where you came to that conclusion. These reviews are often one ...
      sided and do not include full detail of a situation and due to privacy reasons, we don't often fill in the blanks. We have a wonderful community that we have owned and operated in South Austin for many, many years. We have a great relationship with the city & our high retention rate tells us that people enjoy living at The Arts at South Austin. Anyone is welcome to do their due diligence prior to moving anywhere (here or another community) to find out crime statistics for their area. They will find that our community is not crime ridden as you implied in your review. Feel free to give us a call or stop by if you would like to discuss your concerns any further.

  • Shady business practices, falling apart, roaches

    Awful owners, price is way too high for a place that’s old moldy and smelly. Every apartment has roaches. They tried to get me to sign a lease saying i didn’t know if my items had bed bugs, so just in case I got them from this disgusting place they wouldn’t be liable. Crooks!!! Many cars broken into. Theft. parking lot dips so if the street floods it will flood into your car. AC and heater are ancient, barely work.

      We are happy to discuss any issue you have. I will say that your review is downright dishonest. I think the people can generally tell who has a legitimate concern and who is making up negative reviews for some other reason. We maintain a high occupancy rate and a high renewal rate & do not have a pest control problem. Will you see the occasional bug? Yes, we live in Texas. Bugs have been around long before any of us and will be around long after. Pest control comes out weekly and happy to treat any apartment at no additional charge to us or to our residents. Part of the TAA (Texas Apartment Association) lease packet is a Bed Bug Addendum. Bed Bugs are brought in. The addendum we ask you to sign says that to your knowledge you are not aware that you are bringing any bed bugs with you and that you will inspect your apartment and let us know within 48 hours if you suspect the apartment has bed bugs. It's not sneaky or shady. It's part of the TAA lease packet. Austin does ...
      experience some flash flooding at times. I can't recall a single time where any car was ever flooded on our property. We do have operating drainage systems in place. If you are experiencing problems with your AC or heater, please report to the office. I've never seen an AC or heater 'barely work'; it either works or it doesn't. If your system needs service, we are happy to do-so. Our goal is never to have an unhappy resident, sometimes we have to agree to disagree.

  • Worst apartment of my life

    The guy who lived above me died and rotted for 2 weeks... the staff was unwilling to let us move units or get out of our lease because flies were coming out of our air vents and sinks. The office lady told me there were maggots all over the apartment upstairs... our apartment never smelled the same and could smell the stench for the rest of the time we lived there. Please don’t move here. It was the worst living experience I’ve ever had in my whole life.

    Michelle and Anthony are ON IT! They have a WONDERFUL MAINTENANCE TEAM that doesnt simply bandaid issues but makes an effort to address underlying problems for you. I went thru several Admin Staff in several yrs. I leased and this current team, bar none, is the BEST. The rent is reasonable and while the property is not new it offers that quaint and charming wierd vibe that Austin is known for. New gig that requires weekly travel or I would've renewed. Yes! I recommend.

    This is the perfect complex for Austin living. It's affordable with outside and interior amenities that are well maintained and add to an already wonderful living experience. The pool, fitness area, laundry facilities and common area are all well looked after and the staff are all very friendly and helpful.
