      If I could leave 1,000 one-star reviews, I would. I’ve never missed a payment, never caused issues — yet I’m being charged two full months’ rent just for not giving a “60-day notice” they never properly communicated. The new management is nothing like the old. The previous manager, Marissa, actually cared and communicated clearly with residents. Since Amanda took over, it’s been nothing but random fees, attitude, and a complete lack of professionalism. They even towed peoples car such as my ...
      roommate without warning over expired tags — something that could’ve been handled with a simple notice. We paid professionals to deep clean the unit before moving out. It was spotless. Still, we got slapped with arbitrary cleaning charges on top of everything else. It honestly feels like they’re just looking for ways to squeeze more money out of tenants. Please do yourself a favor — don’t move here. It used to be worth it. Now, they only care about money, not residents.

      Would not recommend living here! First I’ll say when Marissa was the property manager it was good she got stuff done she communicated with you she got on top of work orders! Great but since she’s been gone horrible service after 4 property managers in 7 months it’s still terrible the current guy is beyond rude and maintenance guy doesn’t do anything but walk around and report peoples business to office! For what rent is out here all of the negative definitely makes it not work the stay

      My water heater broke and it took several calls to even get someone to show up Ana when they did they just shut off my water and left. No updates from anyone and no way to contact the front office directly. I can’t wait to live out of this place. They overcharge you for rent and don’t fix anything that needs fixing.

    • Bad deal. You can do better - much better.

      The homes are okay, but that is where the good ends. Here's where this place fails: 1. They are cold and calculating. They have no respect for their residents. Their front office staff is friendly, but there is no flexibility. The company is in it solely for the money. 2. Their lease agreement is 33 pages long, small font. Try wading through that legal mess. 3. Their cleaning fees are EXTREME. I lived here in 2018-2019, and my roommates and I left the place decently clean. But final cleaning ...
      charges amounted to $300-400 per person. 4. They make you pay a full month's rent for half a month's living at the beginning of your contract. I and my roommates paid a full $389 for the "month" of August 16th-August 31. 5. Bottom line: they're bad. Really bad. I could go on, but I won't. In any matter, there are much better places renting right down the street from them for a hundred dollars less per month. Preserve your dignity and your money and do not waste your time with this place.

Our team is always happy to help and that includes answering any questions that someone may have about our lease agreement. We are also happy to walk a resident or applicant through our lease to ensure that they are in full understand. In regards to cleaning fees, the only time that a resident will receive a charge is if the unit is not left in the condidation at move-in. If there is a damage charge, we do include photos to help with with questions. Our lease is broken into twelve equal installments which is why new residents do owe a full installment at move-in. Again we are sad to hear that you left our community with frustration. Thank you for being a resident with us.

      Do not live here last place in Columbia you want to live at, broken tiles And half your appliances won’t work. They will take you into a set up room that looks perfect then when you get to your place on move in day, you will be extremely disappointed.
