Too expensive, not worth it!
November 5, 2025I lived here for almost 4 years. The prices increased dramatically while service and politeness decreased. You get now easily something of the same quality and size for $200 less. No negotiation possible. Check out their availabilities! It is huge! Why? Because it is not compatible in the current market. Also, the pool is often not maintained nor working. There are tons of extra fees which are incomprehensible or double. And if you ask, they just tell you that you are too stupid to understand! ...Just pay!Read MoreReview from Apartments.com
Disorganized to say the least.
August 20, 2025One star so far. The application process is overly convoluted and took a long time (days) to complete. Then this morning we were supposed to move in. They decided to wait till 10am on move-in day to call and tell us that the apartment is not going to be ready until 3pm. So, now here we sit. Everything packed up, ready to go. Now sitting here for another 5 hours. Really? The morning of move-in? Horrible start. Have not even gotten there and am already irritated with the way things are being and ...have been handled. Former Resident Warning – Think Twice Before Signing a Lease at The Grand on Memorial
April 29, 2025As a former resident of The Grand on Memorial, I feel compelled to share my experience in hopes of saving others from the same frustration, disappointment, and concern for personal safety that ultimately led me to buy out of my lease just to get away. This community gives off a polished appearance, but it’s little more than a false sense of security. One of the most alarming incidents during my time here was when my car was vandalized—right in front of the building, directly beneath a security ...camera. When I asked about the footage, I was told the cameras don’t record or function properly. They’re essentially props—just for show. It's incredibly misleading and dangerous to advertise surveillance that doesn't exist. The entry gates? Always broken. Whether it was days or weeks, it often felt like anyone could walk or drive in freely. Combined with the non-functional cameras, it created an environment where safety was clearly not a priority. To make matters worse, the property is littered with trash more often than not. Common areas are poorly maintained, giving the community a rundown, neglected atmosphere that doesn’t reflect the price point or promises made during leasing. And if you're hoping for helpful, solution-oriented support from staff—don’t. My experience with management ranged from dismissive to outright rude. Every concern I brought up—about safety, cleanliness, maintenance—was met with indifference or defensiveness. It's hard to feel like a valued resident when basic concerns are brushed off as inconveniences. In the end, I had to make the tough financial decision to terminate my lease early just to prioritize my well-being. I do not write this to be malicious, but to provide an honest warning. There are far better-managed, safer, and more respectful communities in Houston. Unfortunately, The Grand on Memorial is not one of them.Property Manager Responded

BEWARE!!!
June 21, 2023BEWARE!!!! BEWARE!!! BEWARE!!!! DO NOT BELIEVE 5 STAR RATINGS!! New management and office staff are HORRIBLE!!! 1. We pay $30.00 for valet trash and they may pick up your trash inconsistently 1-2 days out of the week! There will be piles of trash outside of resident's doors with roaches running out of the trash! The breezeways smell horrible from trash that has sat outside of resident's doors for 1-2 days! 2. We pay for monthly pest control and now we do not receive pest control unless we ...request it, which has now caused an infestation of roaches! 3. I have had issues with bats at my door! That's right...BATS! I have reported this issue at least 3 times with no resolution! I am afraid because of the diseases bats carry! 4. Parking is horrible! They will tow your car even with a resident parking sticker on it! You register your vehicle on a virtual parking app and for some reason, my account was archived and my truck was towed! I had to pay $300.00 to get it back! 5. The office staff DOES NOT CARE about any issues you may experience. They will listen nonchalantly and then disregard your concerns as soon as you walk out the door! 6. The front gates are ALWAYS broken! There were 3 home invasions here! The office staff stated they would follow up with residents...they NEVER did! 7. We constantly experience water issues! Water is shut off during the day for 8-10 hours at a time! Please look at your charges on your water bill. I had a water bill for $101.00 with only me! 8. I have reached out to every corporate email address I could find to address my concerns..NO ONE HAS NOT RESPONDED Move in at your own risk!!!!!!! Heather was accommodating from the first day I called to my move-in day. The management office is accommodating as well. I recently relocated from California and was very nervous about moving and living in a new state, but The Grand on Memorial made my transition very smooth and easy.
