Living at the Jade has been really great so far. Simaya helped us through our leasing application and was very knowledgeable about the property. She also kept in touch regularly during the application process. I never felt unsure about anything. Our apartment is also very lovely and comfortable. I immediately felt at home.

Beautiful community with fantastic amenities and unique floor plans. I love my kitchen SO much and everyone who has visited said they wished they had a kitchen like this. Perfect place for entertaining guests, remote work, and comfortable living. Also, I cannot hear any noise from neighbors in any direction, which is a huge plus for apartment living. Building is within walking distance of Legacy Park, Publix, and tons of great restaurants and shops. Couldn’t ask for a better place.

I have lived at The Jade at Avondale for three years. The rent is high but I personally found it to be worth every penny. The building is kept cleaned and the amenities are wonderful. The leasing office has two professional young ladies on duty from nine to six Monday through Saturday. The office manager is always reachable and your concerns are addressed immediately. I found it to be my forever home!!

Easy Move-In Process

Simaya's prompt communication made the application and move-in process as quick and easy as can be. Additionally, there were a couple things that needed to be fixed in the unit. Maintenance came very quickly and rectified the issues within a couple of days.

buyers remorse

Saying that I wish I had not moved here is an understatement. On my first day living there I didn’t have a working kitchen or hot water, which made me have to check in at a hotel. When I asked for a confession to compensate for the issues, I was felt I was being laughed at. When I start getting more stuff in I notice a leak in the ceiling (the stain still there), my wine fridge was heating and the mailbox key they gave me was the wrong one. The Jade is a “fetch community” (as they call it), but ...
I was advised to have furniture shipped to the apartment address (not the fetch). Well… packages were rejected. Best part, it’s not management’s responsibility…

Pros- great pool and quiet location, MARTA proximity

Cons- During the tour they’ll tell you about the year-round heated pool. By that, they mean it’s open year round and the equipment is in place to heat the pool. This equipment will not ever be turned out. When asked, they’ll say just let them know the day before you want to use the pool and they’ll turn it on. That does not happen. Resident social events used to be pretty decent. Lately they happen during lunch hours early in the week or between 5-6pm on a Thursday. It has to end promptly at 6 ...
so leasing staff can clock out. Also watch out for emails or Instagram posts the day of and day before, as most events get postponed, cancelled, or have a change of venue to move it off-site. If the event revolves around a raffle for those renewing their leases, it’ll stay on schedule. Probably at 11am on a Tuesday. Buy some ear plugs when they start working on the retail areas again. We had the fire alarm go off at all hours 20 times a week last summer. Their response was a flat “we’re working on it.” Kind of like when packages get stolen off your doorstep. The first thing I heard when I contacted the leasing office was “sometimes that happens.” No further interest in the matter, and I should just be taking it up with the police. Actually, everything is handled by a third party. Leasing rarely has answers, assistance, or information to offer without consulting someone offsite. I often find it easier to contact the third party directly. For instance door locks run on an app called stratis. The leasing office doesn’t seem to be able to help troubleshoot, but Stratis IT in India is very patient with assisting me. Also if you’re having problems with the app, don’t try a lock box. They’ll cut it off immediately and discard it. I thought they might make some effort to return it to you and explain the violation, but that’s not how it works at the Jade. Speaking of door security, the gate to the parking deck is broken several times a year and fixes take a week to more than a month. Even when the gate offers no security, it’s not all a loss. Avondale PD is parked on Hillyer most nights after the regular car break ins both at the Jade and Willis. Leasing will pretend they’ve never heard anything about these events. Even though at least half of the staff lives on site. That’s probably why one of them has a dog which she warns it isn’t safe for you to be in an elevator or corridor with. Community living is the best.

I absolutely love the property and quick turnaround on maintenance request. However, our community events are unsatisfactory. We had a chick fil a day but only supplied 15 sandwiches for the entire building that probably houses over 200 people. The wine event only had 4 bottles of wine and the white wine wasn’t on ice or chilled. Never had a good experience during our community events.
