Quiet living and cat friendly community
August 23, 2023When I have difficulty with paying the rent, I have asked these folks for resources to get help with paying the rent, they were able to send me the resources and I applied to get rental assistance, and it did help. They do try to make it work as long as you communicate with them. They told me that I must have a certain balance paid off by certain date in order to avoid going to court. I felt that was reasonable. As for the roaches and mice, it is best that you keep your apartment cleaned up and ...put all food away in containers or in the fridge, that would help minimize the roaches and mice. I have seen one mouse, but my cat took care of it. I have two cats. I get it that people don’t really like to deal with rodents, but this happens in most places especially when we have people who don’t keep their home cleaned up. I have a good relationship with the maintenance and the rental office, I try to be reasonable and respectful towards them, as they do have to oversee all the apartments. I’m grateful that I have a place to live. In other places around here, it is so hard to move elsewhere with all the rental properties being so high in rent, but I have been fortunate to be able to stay and live here for almost 3 years. I might be here another year or two but it is all up in the air. My job is 15 minutes drive away, and it is convenient for me. I love the fact that the Wegmans is 7 minutes away along with other shops and restaurants and the KOP mall is within 10 minute driving distance. There is a really nice restaurant and shop strip in the next apartment complex which is in walking distance. There is also a really nice walking and bike trail. The people here have been friendly, I rarely ever hear too many problems. However, when they do have a problematic tenant, the rental office generally will deal with them. They do try to keep this place a safe place for those who have young children. I much rather live here than to live in Philadelphia where there are many more violence happening. There has been multiple thefts of mailing packages, so I have relocated my packages to be sent elsewhere so as to not have to deal with the thefts. Relocating the packages is not too difficult. I’m fortunate that my parents live in West Chester, and that there is a Amazon pick up location at LA Fitness in the same shopping center as the Wegmans. I’m not saying this is a perfect place to live but I choose to continue living here because it is more affordable than most placesProperty Manager Responded

Not a good place to live
May 20, 2023They have roaches to start. And the maintenance team takes forever to come and fix things. The office is very money hungry, they don’t really like to work with you when it comes to paying rent. There’s never anywhere to park after 9pm.Review from Apartments.com
It’s okay but not the best.
May 15, 2021I have stayed here for about 3 years now and the longer I stay the more I notice the building deteriorating. My upstairs neighbors almost had their hot water heater explode which could’ve flooded my apartment if I hadn’t called maintenance in time. I have found cockroaches in my apartment and the laundry room. My ceiling leaks at least once a month and it’s leaving exposed ceiling and water marks. The closet doors fall off a lot. Everytime I call maintenance they are friendly but do the bare ...minimum to resolve an issue. Other than those issues there is a great community here and people help each other out. March 4, 2021BELIEVE EVERYTHING YOU READ ABOUT HOW HORRIBLE MANAGEMENT AND MAINTENANCE IS AT LAFAYETTE!! STUFF IS ALWAYS BREAKING... PLUMBING, WATER OFF , BUGS, HEATING SYSTEM ETC. THEY DONT TAKE YOU SERIOUSLY AND THEY FLEE YOU OFF BC THEY ALREADY KNOW HOW HORRIBLE THIS PLACE IS AGAIN BELIEVE THE HYPE OF HOW BAD THE REVIEWS ARE AND DONT BELIEVE MANAGEMENT WHEN THEY SAY “Oh the reviews aren’t as bad as they seem” YES IT IS. SOME OF THE ISSUES COULD BE EASILY ADDRESSED IF THEY LISTENED AND CARED ABOUT YOUR ...LIVING SITUATION!! THEY DO NOT CARE. TAKE A HARD PASS AT MOVING INTO THIS PLACE. YOU HAVE BEEN WARNED. Lost in translation
August 11, 2020I applied for 2 bedroom unit a week ago. I have no issue with my income(at least 3times of monthly rent) and good credit history with zero criminal history. I called three days later after applied online. I was told that I need co-signer. He couldn’t explained to me why. I sent copy of my driver license too. Also, I contacted more than six time to get hold of someone there. 10out of 10 times they won’t pick up the phone. It will forward to answering service and they will forward to leasing ...office. I applied other property and got approval within 24 hrs. Please read the review and don’t sign a lease With this company. They are very disorganized. January 3, 2018Do not stay at these apartments, they are so dirty and they try to hide it from you, these buildings are loaded with bed bugs along with mice. Un-caring Apretments
July 26, 2017I hate it here! It's disgusting! I've been living here for 2-3 years now and the maintance could care less about fixing things. My apartments has been full of rats ever since the first week. I call the office and the office says that they will help with the problem but don't care and just say that they will take care of it. Which they say that they will put in a work order. But instead of their maintance fixing it they blame the renter saying it's our fault for having food and also they think we ...have their time to look for the wholes in where the mice are coming in from. Which I do tell them where the holes are and they don't seal they they just put tape. Also the people living in these apretments could care less about the other people since they think it's ok to start burning something on the Fifth floor on their balcony. Which brings all the smoke into the other apartments around it. Lastly the trash door is always open which makes the apartments sink and make them full of insects. Westover Company has horrible maintenance
September 11, 2016Reported a water stain above my bedroom window 2 weeks ago(from air conditioner above). Maintenance slapped some paint on it. I opened the window today to find black mold everywhere, drywall missing and the window seal is breaking away from the drywall with water dripping into my apartment. It's not an emergency to them to inhale black mold while sleeping, so they will be by sometime tomorrow to fix? Wish me luck as I continue to inhale black mold tonight.Review from Apartments.com
Great area 10 min from everything
August 31, 2015Two bedrooms apartment is a good size huge living room nice closets, deck deck is somewhat small. My full review below :-) I love living in king of Prussia and the Lafayette apartments at Valley Forge is a nice place to be I have lived here for 2 years and have not had any problems with my neighbors or the neighborhood. However, the pool had been closed a lot this summer due to no life guard which was a bummer, also it took a few days for maintenance to fix my tub when it wasn't draining also ...I heard through the grape vine that a car was broken into last year during the middle of the night so I keep nothing in sight to temp any criminals just to be safe. August 14, 2015I've been here 28 years. The grounds are superb. The kitchen are bath are upgraded every year. There are 3 supermarkets chains within 3 miles. The King of Prussia Mall which is the second largest mall in the country is also only 3 miles away. Next to the mall is the Regal IMAX 24 theater. PepBoys, Walmart and Target are down the block. All of the major highways,the PA Turnpike, I76, Rte 202, Rte 422, Rte 23 and Rte 29 converge outside of your apartment windows.You have a walking path to Valley ...Forge National Park where wild deer will eat out of your hand. There is a large swimming pool and newly constructed indoor athletic facility. It's a wonderful place to raise your family.
