AC HAS BEEN OUT FOR WEEKS WITH TEMPS ALMOST 90
April 17, 2025AC has been broken for several weeks. It's "going to take awhile" is what I was told after I had to go down to the front office to ask about it because they canceled my maintenance tickets, ignored my online form fills (which they told us to use because the phone line is down again), and went dark on me. I said this was unacceptable and they needed to provide some other solution because it is going to be almost 90 DEGREES all next week. Was told they "might have a portable AC unit" and that they ...would drop it off. It's been several days and no AC unit, and nobody will respond to me again. So I'm having to take time away from work to go home early and go down to the front office again.Property Manager Responded

No AC
April 7, 2025I have been a valued customer at this location for 2 1/2 years going on 3 in September. However, I am disappointed with their level of professionalism and ability to get maintenance requests handled. My apartment has been out of AC for three weeks and have had the run around about when to fix it. We have been constantly running fans increasing our power bill with no rent concession. I called to speak with Marquis, one of their staff members, I asked him if he would sit in a heated apartment for ...three weeks and he responded by saying, "no because he would just take himself to the beach. I like the heat." First off, most people can't take three weeks off for their 9-5 jobs to go on vacation and second, that is an extremely unprofessional response to make a joke about heat during the situation. Major Maintenance Delays and Unresolved Issues
March 21, 2025We recently moved in and encountered several maintenance issues that haven’t been resolved promptly. Lightbulbs were out, drains were clogged (including the dishwasher filter, which had cat hair and wood chips), and the microwave emits a burning smell instead of heating food. Most concerning, the washer and dryer outlet doesn’t work, leaving us unable to do laundry. Despite submitting an emergency maintenance request, it was marked as routine, and we’re still waiting for a resolution. We are ...having to deal with poor conditions with no end in sight due to the lack of response to critical maintenance requests regarding basic quality of life, health, and safety. If you’re considering living here, be prepared for potential delays in addressing maintenance concerns and having to put up with sub-par conditions for indeterminate amounts of time. March 17, 2025The price is commensurate with the quality, as it's an older property (1967). I'd suggest getting a top floor unit, as the noise from above is quite loud just from walking around. Maintenance entered my apartment with malicious intent
February 16, 2025Maintenance man got his feelings hurt because I asked for him to actually do his job . As retaliation, he hung a light fixture that not only doesn’t fit, is broken and doesn’t even cover the light sockets. This man has a key to our apartment. If he reacts like this to doing his job, what else might he do? I no longer feel safe in my apartment. I have received no help from management and he still has a job. Great place to live
May 12, 2023For it has the perfect location, close to almost everything in great sought after Roswell. The Lake makes it a great place to have fun on Spring-Summer time. The new management has been working hard to keep this place neat and clean, of course, there are issues, we are talkin about a well over 50 year old complex, but Angela and Tia make this place really feel like home. Great Location, Terrible Management
July 5, 2022Ever since a new management company took over the complex in 2021, I have not had a single maintenance request handled in a timely manner. I have had them cancel my maintenance requests without looking at them, or mark a request as completed when they had only taken a look at it without actually fixing anything. There is no confirmation from a human that your request is complete. They have outsourced their help line to a company that means well but simply has no tools to actually solve your ...problems with maintenance, because no one from the property ever picks up the phone, so all they can do is leave a message for you. The apartment itself is old, but serviceable for the price-range. The lake is wonderful - I would be rating this property 4-5 stars if my air conditioning hadn't gone out for a month in the middle of summer two years in a row.Property Manager Responded

Don’t do it

No maintenance, unlocked package center and no mail
December 1, 2021When I moved in they could not provide me a mailbox key for the cluster mailboxes. After several requests I took it upon myself to break into the mailbox and put a new lock on it. Problem solved or so I thought. In mid November mail stopped being delivered because the post office refused to deliver to the broken cluster box. It's now December 1st and still no mail. What a sad situation. I don't know who is giving 5 stars. The lake is nice. That's about it. The package room that is supposed to be ...locked, is now open for any porch pirate. No attempt to fix it. Amazon should shut it down also. I've made dozens of maintenance requests with no result whatsoever. This is the truth. Promises a Lot Delivers a Little
November 24, 2021Despite the previous reviews we decided to give this place a try. Everything looks beautiful and it is by a nice lake. However, upon deeper inspection, when you start to live in a unit it’s a different story. They put us in a unit that had over seven different problems. As we started to use appliances and things like that in the apartment it all fell apart to a degree. Although, they try to repair or work on some of the issues nothing is ever completely resolved. The problems just keep coming ...back. The place needs to be gutted and redone. We wanted to live here for several years but now it looks like it may just be one year. If you decide to rent from here make sure to check that everything works properly. Talk to the neighbors around you. Don’t move in if everything is not up to par.Property Manager Responded

July 26, 2021It's just ridiculous. It's been more than a month without AC. They came on Thursday the 22nd did something to the AC and it worked just for that day. Today the 26th around 11:00pm and that's how my family with 3 kids, a wife and I have to try to sleep through the night. On top of that they expect me to pay full rent by August. PS.
