Reposting this because my first review disappeared which says a lot. This place is not what it seems online, and future residents deserve honesty.
Room Sizes & Rent
All rooms are priced the same, but they vary a lot in size. My room was maybe 1/3 the size of my roommate’s and could barely fit a bed and dresser. Management never disclosed this and doesn’t care when it’s brought up. You get what you’re assigned and are expected to deal with it.
Renovation Problems
We were moved mid-lease into a ...
“renovated” unit that felt rushed and cheap. Closets were smaller, they removed garbage disposals and ceiling fans, and the new paint literally rubs off on clothes. It all felt thrown together with no thought for people actually living here.
Bugs
We had roaches and brown recluse spiders, super dangerous. Reported multiple times, barely any urgency or follow-up. Pest control clearly isn’t doing enough, and it never felt fully taken care of.
Safety
There were people hanging around at night, and I often felt unsafe walking to my unit. No security cameras, no extra lighting nothing changed even after complaints. If something happened to you or your car, it’d be on you.
Amenities Not Delivered
The pool and hot tub was a big reason we signed. It’s almost July, and it’s still closed. We’ve paid for it all year and never once got to use it. Updates are vague or nonexistent.
Lack of Support
Every issue maintenance, safety, pests, was brushed off or promised with no follow-up. It felt like once we signed, management stopped caring.
Rent Doubled
Now they’re nearly doubling rent for the same units, same issues, same incomplete amenities. No real improvements, just a massive price jump.

As for the renovation, pest control, and safety, your feedback gives us valuable insights into areas we need to improve. Our aim is always to provide comfortable living settings and prompt solutions whenever issues arise. We regret that this hasn't been your experience.
For concerns with safety especially, we always try to provide the direct after-hours line for our Security team, Mil-Spec, who routinely patrols our property and has an on-call service available at any time for our Residents. As any place can be susceptible to outside factors outside of our control, ...
our team heavily encourages anyone feeling unsafe at any time to call and report a concern for the security team to respond and investigate. Their phone line can be reached at 785-832-1351.
Concerning pest control issues, our staff takes any reports very seriously and works directly with our pest control team to treat any concerns to ensure a healthy and clean environment for our Residents. I'd greatly appreciate the chance to touch base and review any issues you've had to better understand where we fell short and improve our services moving forward.
Regarding rent increase, decisions like these are taken after considering several factors but minimizing inconvenience to our residents is essential. Let’s just start off by saying do not live here. This place is filled with nothing but awfulness and problems. Cops here every night for at least 1 issue going on. Whether it’s safety or screaming. But oh the office “doesn’t know about any issues ever being here” I could bring up at least 3 instances in the past 2 months that made girls call the cops and feel unsafe. If you are a mom and dad, do not let your daughter live here especially! Also, cars being broken into, things being stolen, windows ...
being messed with, list could go on and on people talk around here. Weird sketchy people out in the parking lots every night looking for trouble. And don’t forget about all the creatures that you will find in your apartment. Also, pretty disappointed when they took all the amenities that we pay for away 1 month living in. Next year, rent is almost doubled as well than right now. Every. Single. Apartment. is better than the reserve/landing. Be wise with your money.

I would strongly advise against renting at The Reserve. I’ve encountered numerous maintenance issues during my time here. For example, it took over two months to fix the dryer. Currently, I’ve been living in a room that is not rentable for over a month, despite paying my rent on time. My experience has been disappointing, and I believe there are better options available.

When we moved in, the place was trashed. The carpets were stained, dead flies everywhere, the oven didn’t reach 300 degrees, the clothes washer either didn’t drain water or didn’t run water at all during cycles, the clothes dryer still (11/22) has an incredibly dangerous fire-hazard-amount of lint in the trap that we cannot clean ourselves, mold and mildew in all of the bathtubs and bathroom vents, the dishwasher was covered in mold that we (the tenants) had to clean ourselves. The complex only ...
employs a single maintenance man who works 12 hour shifts Monday through Friday, meaning absolutely no maintenance on weekends. Having spoken to him many times, he’s said that as of November, he is still trying to catch up on maintenance requests from when new tenants moved in mid-August. The place was borderline uninhabitable and an extreme health and safety violation when we moved in. Do not move here, do not give them your money.

My apartment had bedbugs. I reported the problem to them, and they charged me almost $1000 after move-out to cover the fees. Management is unbelievably hard-headed and every interaction with them won't go your way. This is a fine apartment complex if you are lucky enough to not have to deal with management, but if they haphazardly decide you owe them money you have no choice.

The Perfect College Apartment

The Reserve Apartments on West 31st Street are the absolute perfect off campus housing. The staff is quite friendly. It's easy to get to know them by all of the community events they have often. One of the eye catching qualities this apartment has is the individual leases. No more having to worry about roomies coughing up their share of the rent on time. The community amenities includes a sizable pool, hot tub and lounge area, a community room which houses a pool table, few seating areas, ...
bathrooms, a TV, and a stand up tanning bed, which is relatively clean. It also has a gym and computer/study center.
The apartment itself includes it's own furniture. Couch, chairs, dining room table, TV/stand, kitchen appliances, bed, dresser, bedroom desk and it's own washer and dryer all in one apartment. It's great and super stylish as well!
It's minutes from Target, Walmart, Aldi's, and many other shopping stores. It's also a short commute to the KU campus, and if you didn't want to drive, The Reserve is on the KU bus route!
Everyone who lives there is nice and actually willing to make friends with you.
There is always something going on and it's easy for you to be apart of it and feel welcome.
Maintenance also isn't too bad. You may have to remind them once of twice to get the job done, but they try their best.
The Reserve Apartments includes everything a college student, or even low income families, are looking for. It's the cheapest out of all the apartments in Lawrence, and also includes much more than most has to offer!
