CATFISH/ False Advertising
December 22, 2025The photos being advertised on the website is false. The apartment model isn’t anything like the pictures shown. They haven’t upgraded or remodeled anything in the apartment except the fridge, marble countertop and the 3 dangling lights in the kitchen. The base boards are cracked and filthy. The cabinets are wooden they painted grey coloring over them, it’s very cheap looking. The entire property is an eye sore honestly. DON’T BE FOOLED.Review from Apartments.com

June 6, 2025This is the worst property I have ever stayed. They talk a great game up until you sign and move in. I experienced a roach invested building and did not go a day with killing several bugs with no assistance from the management. At one point the exterminators stopped coming well after this but everyone on property was still being charged an extermination fee. My apartment had leaks and poorly renovated walls, windows, and base boards that I would literally see bugs crawl in through form outside. ...Every time it rained, I had to get towels and buckets ready to catch water. Management openly lies to your face about getting things done and when you circle back, they act like you never told them. If you input a maintenance request in the system to at least use as proof that you have notified them, they will always say well the system has been having problems or its down. I was told the same lie several times because they forgot they lied to me already. It became comical. They never answer the phone or call back. Leasing agents act like they are being bothered when you come to them with a problem. When I expressed an issue to an agent earlier this year his response was "WELL YOUR LEASE IS UP IN A FEW MONTHS YOU DO KNOW YOU DONT HAVE TO RENEW"..... which to me basically means just deal with your issue for a few more months...... The only time I got a little assistance I had to call the corporate office, but it still took forever. Do not live at this property you will def regret it! February 23, 2023It sad to see the reviews on here, I've lived at this property for 5 years. I am a firm believer that if something is as bad as you claim why would you stay, why do you continue to renew and then complain. Albert Einstein said, " Insanity is doing the same thing over and over again and expecting different results". I know from experience that we all know people that complain about everything because they are not happy with themselves. They want to blame others for their unhappiness and expect for ...others to fix all their problems. Sadly, that's not the world we live in. I have seen a dramatic change in the last year or so in this property. I not only believe but I know for a fact that it is because of the staff. They have been pleasant to my family and I, plus we love the new events they have. They are pretty cool and give us something different to look forward to. We've gotten the items that we requested fixed pretty quickly. I absolutely love the new vibes here. Worst apartment complex ever!!!
October 10, 2022I moved here in March and maintenance has to come to my apartment a whopping 25 times literally. 15 of those times were because of my refrigerator. First, the freezer was leaking, then the fridge was freezing my food. I had to throw away so much food. After the 14th time, after begging they gave me another fridge. Guess this one doesn't work either. I went out of town for the weekend and I came back everything in my freezer was hot and thawed out & the refrigerator portion wasn't working at ...all. Everything has to be replaced. I am a single mother of a toddler I couldn't even give my child her milk because it was spoiled. Terrible resident service
April 7, 2022I moved to this community recently. I had to make have a dozen service requests to fix some issues with the apartment. And then Air conditioner is not working. Maintenance team doesn’t respond and the leasing office team says it’s not an emergency until outside temperature is 85. It’s been a week since I opened the service request. Major Issues - from Move in, to living here.
October 19, 2021A TOTAL NIGHTMARE, and I haven’t lived here two weeks. -Original move in date, postponed THE DAY BEFORE MOVE IN, for one week. -New move in date- arrived and staff didn’t know i was moving in, on the date they selected for me, due to the postponement. - While I was moving in, because I had no choice, the apartment was STILL not ready. Not detail cleaned, bathtubs had just been refinished(horrible smell). -Detail cleaning was 4 days after my second move in date, and just consisted of floors. ...DId not touch counters, drawers, counter tops, patio. -One bath tub has serious drainage issues. I put in a ticket 5 days ago, having to buy drano daily just to shower. - Bugs- every day I kill at least one bug. Was told pest control would be out. Never came. -Was promised a $1k giftcard, due to the move in disaster- still not arrived and no one has any idea when it will arrive. - have contacted corporate 3 times. No call back. No apology. Talked to regional manager once- he also promised the gift card that hasn’t arrived. -Staff is friendly, and seems to want to help, but communication seems to lack. S2 Property Management
January 28, 2021This property management company took over Park Lane apartments. I have lived here for 8.5 years and since they took over In October 2020 there has been nothing but problems. Took two weeks to fix my toilet. The manager and staff don't return calls or give curtesy calls about your maintenance appointments. They have lost my rent for Jan 2021 and called me on Jan 26th about it. I always purchase money orders and seal the envelope and drop it in the box at the office onsite. I emailed them back in ...November about my floors they have yet to get back in touch with me. I am very close to contacting action 9 news about my issues. Don't move in to River Birch/Landon or Park Lane/Landon Estates. I will be moving out for sure. Goldie and Michelle are terrible up communication and returning calls. I have sent numberous emails and phone calls with no return calls. If I could find out who the Operations Manager is or their regional manager I would be giving them a call.Property Manager Responded

Awful Experience
January 5, 2021This place is just trash. The only options that have for employment verification/rental history verification is by printing out a piece of paper and signing it. No electronic options which is ridiculous so, hope you (& your boss) have a printer. They were so quick to take my money to apply, yet I STILL haven’t heard back from them on if I’ve been approved or not. It’s been 5 days. I’m over itProperty Manager Responded
