I lived at The Northern at Coeur d'Alene Place, Unit C102, from December 2024 to February 2026.
At move-in, staff told me not to fill out the move-in condition form. At move-out, staff confirmed I owed nothing. I cleaned the unit and left. Then I received a $298.47 bill for cleaning fees.
Avenue5 Billing later admitted in writing that my account showed zero at move-out — the charges came from an internal ...
accounting transfer that happened after I left, with no notice to me. The staff who told me I owed nothing were reading their own system correctly. I was never told charges would appear later through a separate billing process.
I had already paid a $500 non-refundable pet fee plus $80 per month in pet rent covering cleaning costs. Charging $145 for carpet cleaning on top of that is billing twice for the same thing.
I also paid a $30 per month Deposit Waiver Fee throughout my tenancy instead of a security deposit. They still charged move-out fees with no supporting documentation.
I filed a formal written dispute on April 21, 2026. No response. Now they are threatening collections through IQ Data International.
If you are considering renting here, get absolutely everything in writing. Fill out the move-in condition form yourself even if staff tell you not to. Photograph every inch of the unit. Verbal promises mean nothing here.

My partner and I have had problems with them from the day we took a tour to move-in day. The day we took our tour, we were rudely told the specific unit we were wanting was not available and had no estimate of when it would be move-in ready, even though it showed online that it was available on April 8th. Fine, I guess. We were shown a new unit that we agreed with. They told us this unit would be available on April 8th but we told them we would like the move-in day to be April 11th. Throughout ...
the whole application and lease process we had multiple accounts of lack of communication from them asking for something we already sent over or them not giving us the appropriate information about the move-in process. Still, moving forward, the lease is signed by both us and the office with April 11th as our move-in day. That is today so we went in to get the keys to our apartment and were told that the keys were not there and one of the maintenance guys probably took them home. We left and they called back about 45 minutes later telling us that “good news, we found the keys” and then proceeded to tell us that the cleaner never went in to clean the unit and they cannot let us move in until it is cleaned which they told us would be the afternoon/evening of April 13th. (Again, they originally said it would be move-in ready on April 8th). And mind you, we have all of our stuff packed up and ready to go. We, as well as our family, took the 11th-13th off of work to move in. We explained this to them and they told us there is nothing they can do. Now they just deleted the lease we previously signed and sent over a new one with a new date. I am beyond frustrated. Terrible experience and management.

The Northern is an amazing complex and truly resort style living! I am so happy I live here. I am in a furnished apartment that is clean, has beautiful furniture and in a locked/secure building above retail. I love that there is retail on site and so many amenities like the pool, the clubhouse, the gym. There is also an Amazon locker here which makes receiving packages easy. The management is great and responsive, I love the different events they put on.

I enjoy the staff they do a great job. High turnover but they do great. The construction is far below par and have ran into many issues with noise, appliances and air quality due to appliance malfunction and installation
