DO NOT RENT HERE — Deceptive billing practices by Avenue5 Residential / Greystar
I lived at The Northern at Coeur d'Alene Place, Unit C102, from December 2024 to February 2026.
At move-in, staff told me not to fill out the move-in condition form. At move-out, staff confirmed I owed nothing. I cleaned the unit and left. Then I received a $298.47 bill for cleaning fees.
Avenue5 Billing later admitted in writing that my account showed zero at move-out — the charges came from an internal ...
accounting transfer that happened after I left, with no notice to me. The staff who told me I owed nothing were reading their own system correctly. I was never told charges would appear later through a separate billing process.
I had already paid a $500 non-refundable pet fee plus $80 per month in pet rent covering cleaning costs. Charging $145 for carpet cleaning on top of that is billing twice for the same thing.
I also paid a $30 per month Deposit Waiver Fee throughout my tenancy instead of a security deposit. They still charged move-out fees with no supporting documentation.
I filed a formal written dispute on April 21, 2026. No response. Now they are threatening collections through IQ Data International.
If you are considering renting here, get absolutely everything in writing. Fill out the move-in condition form yourself even if staff tell you not to. Photograph every inch of the unit. Verbal promises mean nothing here.
