and really enjoyed out time there.

Moved in a few months ago. Called ahead coming from LA and Geo (manager) put me on a list & kept me up to date when a unit would be available. Got it within 2 weeks of arriving, a furnished, I mean everything, dishes, furniture, pots and pans, etc. Toothbrush and clothes all I needed. All very clean. Now that I have been here a few months, I think it is fair to evaluate. A+. I had an issue a couple days after I moved in. Thermostat went out. Within a day they had a new one in and SAME ...
DAY A/C company guy up on the roof and fixed it. Perfect now. That's quick!
Comfortable place, all the amenities you need. Geo is very responsive to questions or helping with anything if it doesn't work any issues with the apt. She goes out of her way to provide a good experience here. Neighbors seem cool. Surroundings are clean. Very happy. I was so happy, even helped to get 2 of my friends units here too. So far, beyond my expectations. ....better stop praising or they might start raising the rent.... Good deal!

I had such an amazing experience staying at the Orchards! This was my first place of my own (up to then I had only been in college dorms and rented a room from people’s houses). This was a big life step but Geo (the manager) made such an incredible difference in making this an amazing place to live! She was so kind and would go out of her way to make me feel welcome and at home. I knew if I ever needed anything I could talk to her and she would go out of her way to take the time to help me. remember at the bottom of her emails it said, “If you can’t see the light, be the light”. I’m so impressed how she was able to embody this ideal and be a positive bright light to make the Orchards such a great community. Adrian (the maintenance tech) also made this an amazing place. Not only was I confident that if I needed help that Adrian could fix it, but his character shined through so brightly that I complete trusted him to come into my unit while I wasn’t there to fix anything that needed maintenance. Im in the next chapter of my life now, and I’m so thankful for Geo and Adrian and my time at the Orchards!

It was really a great place to live, I'd gotten a job and needed a place to stay and they were very open and welcoming. Especially during the pandemic and it was a nice and relaxing place. The neighbors and everyone were really nice and weren't any trouble. The manager and maintenance man we're both very nice and got back to me and my roommate as soon as they could about any problems that we were having and gave us notifications when something was going on at least 24 hours in advance. Have had the pleasure of residing here a few years now. Manager Gio and her husband Adrian the Maintenance Tech. are the nicest, most-attentive and customer service-oriented people you'd ever want to meet. If there is an expected outage, they let every unit know ASAP. And if a piece of equipment needs to be replaced, they're on it within in a day or two. This entire complex is clean and quiet, and it has been an absolute pleasure living here.

I've rented a 2 bedroom apartment for about a year now and haven't encountered any major problems. When my AC cut out, maintenence fixed it within 2 days after I notified them, the staff are the most friendly I've ever worked with, and the units are well maintained outside. Would recommend for anyone staying in the area for work.

I had a very nice stay at The Orchard. The apartment was nicely furnished and clean when I arrived. They have all the kitchen supplies already in the cabinets and also have baking pans and Tupperware! The pool was nice although I didn't use it as much as I hoped (busy summer!). The backyard patio with the grill was a very nice touch as well. I would definitely recommend the place.

Unfortunately as an out of town worker, the Orchard is one of the few places in Tehachapi to reside on a short term basis. During my time here, I experienced two major maintenance issues. None which were fixed.
The first, the heat going out during a major cold spell. Secondly, a major leak and the dishwasher malfunctioning. The management claims to perform consistent maintenance however, based off of the seemingly Victorian age apartments I believe otherwise.
If you can find other options, ...

I stayed here for work on a wind farm for three months. The home had been renovated recently and was in great shape. The staff was super accommodating and prompt with service request. They’re not mind readers so it’s up to the tenants to report issues, duh. I would stay here again if back in the area for work.

This is an old property. They do not maintain it. It is up to you to tell them what is wrong or broken. You need call them numerous time to get it done.
The water heater are so old, every time hot water is used, it will be popping for hours like popcorn in microwave.
They blame you for anything wrong or broken you missed to report or see.
Your deposit (misleading) is actually a down payment, never get it back or come back smaller. They find reasons take it.
People are moving in and moving out ...
constantly.
If there is a holiday, do not expect it to be done next working day. It would be another week. If you have this service.
If you are paying a furnished one, do not expect any replacement for missing items. Tough luck.
