Avoid this property at all costs!
May 23, 2019They have a weight and breed restriction on dogs but they allow huskies, bulldogs, and other large dogs. Besides seeing them around, I know this because the person above me has not one, but two bulldogs on her hardwood floors (you can imagine the incredibly loud disturbance that causes). Property management just avoids emails and says to forward any concerns to corporate, but won’t do anything for you. The property manager is incredibly rude and will do anything she can to deny any request you ...may have. They will not allow you to park in their parking lot for longer than 2 hours, whether a guest or a resident. Only certain people seem to be allowed to park in the lot daily/nightly. The water quality is so bad that it’s not drinkable and I constantly have to chip away the hardened chemicals that build up and clog the spout. The hallways smell like a sewer on some days. The “fitness center” consists of two treadmills, one elliptical, one bike, and three balance balls. Spend the extra $100 and move into a nicer place with a decent property manager and actual amenities!Read MoreReview from Apartments.com
Overlook Hilldale - location to UW, Madison's West Campus Area
September 28, 2015The Pros - The Overlook HIlldale apartments are good if you are trying to live near the West side of UW Madison's West Campus area and UW Hospital. The prices are relatively decent for the area for the size of bedrooms and location of the building. It is conveniently located near Hilldale mall and great access to Target and Grocery shopping is within walking distance and it is on a bus line that will take you right downtown or to the UW Hospital Area. You can also have pets - cats or dogs of a ...certain weight and with breed restrictions on certain dogs. The Cons - you have to qualify via HUD income restrictions to live in the apartments. You cannot make but a certain amount of money per person to live there. Basically, you have to start out with a very modest income yet the price for the apartment is fairly high with income to debt ratio. So you pretty much are paying more than the recommended amount of housing costs to income ratios considered sound financial planning. 60% or more when the standard is 28% a big difference and leaves no cushion for one financially. The sound proofing within the building is very poor and you can hear people walking across the floor above you. If they have children it is a nightmare. Very noisy when there are a number of people that live above you. If they would sound proof the floors between floors it would have been a solid value. Alas, the noise level is a big negative even for the price point. Also they have cameras throughout the building which I felt would be a nice safety feature but in reality the results have been used to monitor the tenants rather then strangers moving about the building. Several tenants have shared with me getting notices on their door for minor infractions that were observed via the building security cameras. A bit "big brother" to say the least... If you spend most of your time away from your home and can wear noise cancelling head phones on occasion and can do the large income to cost ratio - then the convenience of living on the West side and being able to own a pet may make it worth these downsides.Read MoreReview from Apartments.com

The Overlook at Hilldale: There's no place like home.
July 28, 2015The Overlook at Hilldale is a high quality apartment complex with friendly management! It is a quiet building that is spacious yet cozy to live in. I have a 2 bedroom/2 bath, which I love! My only complaint would be that my second bedroom has no window (feels like more of a den, but looks like a bedroom). Overall, a happy and practical place to live!Review from Apartments.com
