JUST A HEADACHE
December 23, 2025I vacated my apartment on time and left it clean and undamaged, with photo documentation. My security deposit was never returned. Management stated that the return of the deposit was the responsibility of a parent company and outside their control, despite my lease and payments being with Park at East Ponce. After allowing ample time to resolve the issue, I did not receive my deposit or a clear resolution. Prospective tenants should proceed with caution.Property Manager Responded

I do not recommend at all.
May 21, 2025I’ve lived here for 4 months and it’s been the worst experience. In the beginning, I had to be the one to reach out to the office about my application and paperwork continuously cause they are very unresponsive. This only gets worse when you move in. The PM sends emails out religiously threatening to terminate residents’ leases for infractions. The gate is always broken and people are usually at the gate asking for money at night. My apartment recently flooded from the one above me and it has ...been a horrible experience dealing with the office and maintenance. We continuously had to follow up and request service because no one was coming to repair the damage. Maintenance would say they are coming and not actually show up. Because they did not take us seriously when it happened, we developed mold on the ceiling. The maintenance team decided to spray paint it white. This raised concerns for me and when we escalated the issue, the maintenance team decided to cut all the ceiling out and has not come back. We now have exposed wood, metal, mold, and insulation in our living room and laundry room. I asked to waive our termination fee due to the circumstances and they have declined. Supposedly I refused service, but that’s not accurate. Maintenance came without notice when they didn’t arrive the previous day as scheduled. I definitely would advise against moving here. If you do, hopefully nothing happens and you don’t need maintenance or the office for anything because it’s like pulling teeth to get them to do their job.Property Manager Responded

DONT MOVE HERE!
June 23, 2024I strongly advise against moving into this apartment complex. The management team is unresponsive and unprofessional. The apartments themselves are subpar and poorly maintained. Im giving a 1 star rating because I can't give a 0 star rating! I was without air conditioning for six weeks during the hottest part of the summer, and management did nothing to address the issue in a timely manner. Now, my apartment has faulty electrical wiring due to an outdated breaker, and they still haven't taken ...any action to fix it. Living here has been a nightmare. Most incompetent office staff I have ever dealt with!
December 9, 2023After I started the leasing process on 11/7 and paying money up front, I finally heard back from the leasing consultant that I was approved and would hear something back by 12/4, as of 12/7 nothing. No one will return calls or you’re put on hold for hours. I informed them a month earlier when I needed to have an apt and now I’m homeless!!!Property Manager Responded

Great Staff Wonderful Location
July 12, 2023The apartment complex is less than 10 minutes from Stone Mountain park, and with an annual pass I'm there 3-5 times a week with my dogs. The complex is in a beautiful wooded area with walkable sidewalks connecting to The Path. If you are into fitness and the outdoors this is a top location. The apartments are well sized and reasonably priced for the greater Atlanta area. My apartment has been clean and well maintained, and no issues with plumbing or pests. Staff are courteous and really easy ...to reach. Unlike some apartment complexes I've been to, the front office is well staffed so you can always reach somebody via phone or walk in. Apartment staff consistently throw events for the complex with food, music, and other outdoor activities. Whenever I've made requests or asked for help they have been prompt with responding. Jeremy has gone above and beyond and helped me numerous times when I've needed things for the pool/fitness center. The fitness center and pool are great amenities and well maintained. I would recommend this apartment to anyone who enjoys nature, fitness, and a little break from the hustle and bustle of downtown Atlanta.Property Manager Responded

Shady Place
May 8, 2023My apartment got shot up! So I moved out for the safety of my children! Not only is the apartment complex unsafe but now the leasing company is refusing to give me my deposit back. I have all over 10 times for my deposit! It has been over a year since I moved out!! Please beware of this place!!Property Manager Responded

Excellent service
July 22, 2022The Park at East Ponce staff was relatively helpful throughout the process. Gi-Gi was very accommodating & attended to my every need. With this being my first apartment, it was imperative that I found the right unit to live in. The space exceeded my expectations. Large floor plan and the neighborhood is quiet.
