Unclear, Inconsistent Billing and Unresponsive Management
January 8, 2026The billing experience here was unacceptable, largely due to poor communication from Treyvon and Christine. Charges appeared without clear explanation, and residents were left to repeatedly chase basic billing information. Requests for itemized statements or clarification were met with delays, vague responses, or no response at all. This lack of transparency and follow-through creates unnecessary financial stress and makes it impossible to feel confident in the accuracy of billing. July 14, 2025The management team really listens and cares for you. They send follow up emails after the annual check up and come fix/correct things very nice and fast. They cleaned the mold in my bathtub now it looks brand new. After the complaints, I think they rescheduled the trash pickup truck so it won't disrupt our sleep early in the morning again... But I think they've not checked and changed/cleaned the AC filer in my unit during the annual check yet :D so im gonna request a work order and sure they'll ...come real fastProperty Manager Responded

June 27, 2025So far it’s almost our third year here and we are starting to see a little bit of more improvements. I just wish when they did pressure wash the stairways and the hallways in our building that they actually tried to remove the stains on the floor left by valet trash pick up. There is still trash around the building buildings when you walk around just some tenants. Don’t really care for the community and like to litter. As far as the leasing office and maintenance there’s been a huge improvement ...and great communication when there is a problem to be fixed so we definitely do appreciate that this place can be a really great place. March 14, 2025Ever since new management took over there seems to be a change on couple of things around the property but still a lot of littering going on, also Vale staff does a horrible job at picking up trash and dragging it around the stair ways staining the floors in the hall. Only good thing I can say is that there hasn’t been anything crazy going on or noisy neighbors outside. Overall it’s ok for what you pay for here in west Houston.Property Manager Responded

March 13, 2025The appliances should be stainless steel, considering these are fairly new and the property could be a little more cleaner. If we’re having to pay rent through an app there shouldn’t be an extra $10 added on just to pay, that’s like penalizing us because the office doesn’t accept money orders.Property Manager Responded

March 12, 2025I have been experiencing ongoing issues at this apartment complex that need urgent attention. The front and back gates are constantly broken, which raises security concerns for residents and myself. It remains unprepared for extended periods, making it easy for unauthorized individuals to enter. Additionally, there is a persistent issue with tenants smoking marijuana, and the odor seeps into my apartment. This is especially frustrating for those who do not wish to be exposed to the smell in their ...home. January 5, 2025Upon moving in, there were finishes of the apartment that weren’t complete to make it fully move in ready. We have an open gauged hole at the bottom of our kitchen cabinets, scratches on our linen pantry in the master bedroom, and it took us over 2 weeks to get our clickers for the gates just for them not to work. We constantly keep reminding the front office just to get a run around. Also the neighbors above us sound like they are bowling by how loud they are above us.
