Beautiful building and great service
April 21, 2026I moved in in December 2025 so it’s been a few months of living at The Roe at Manayunk. Overall, one of the best experiences living in a rental unit ever. I moved almost every year for the past decade and lived in many states and two countries and can honestly say this community deserves a 5-star review. - The building and amenities are very beautiful with a special historical cachet that is rare. I want to thank the owners of the community for undertaking what I imagine was a challenging ...project. From what I read renovating older buildings such as an old church can come with added complexities and costs, but I am grateful they were able to renovate the building I live in and making it modern while keeping historical aspects. - This is a smaller-sized community with about 30-40 other tenants so it truly feels boutique-like. The staff on site, Aleyna (property manager), her assistants and the maintenance crew are all top notch. Very professional and go above and beyond to keep the community clean (it always smells good and looks impeccable in all common areas). They even wall mounted my TV at no additional cost similar to what another review said. In addition, when they were snow storms, they even removed the snow off of not only the parking lot but also off of our cars to echo what another review said. Never seen such dedication to excellent service in a rental community, it sometimes feels like a 5-star hotel. I think they even use the same diffuser you’d find in a luxury hotel. - The other residents are all very nice and respectful. Something that seems common in so many rentals nowadays is the smell of cigarettes or marijuana, this is something I have never smelled here which is a big plus to me. - The apartments are definitely on the higher range price-wise for Manayunk but I’d say you do get more than other communities I’d consider prior to moving in. - There are a few hiccups here and there probably related to the building’s age, but I trust that the team will do their best to resolve. Amazing place to live!!
August 19, 2025I would highly recommend living here! The apartments are brand new and beautifully done. The staff is top notch. Aleyna (the onsite property manager) does such a great job making you feel welcome and at home. The location is also great. You can walk to all the restaurants, bars, etc. in Manayunk in minutes and there is a gated parking lot onsite so you don’t ever have to worry about finding a spot. It’s truly a one-of-a-kind community in Philadelphia—a self-contained campus with three parks, interconnected pathways, and a setting that feels both peaceful and vibrant. Beyond the grounds, The ROE is just blocks from Main Street, scenic bike and walking trails (including the newly restored Manayunk Canal), the Manayunk train station, and offers quick access to I-76 and other major routes. Just two weeks ago, I brought my family to see what I—and so many others—have been working on for the past few years. After touring the community, we walked to Main Street for the Arts Festival and had lunch at Winnie’s. Best Apartment I’ve Lived In
June 24, 2025I’ve lived at the Roe for about 6 months and have been impressed with every aspect. The management team is responsive and communicative. And everything about the building is incredibly well thought out. It’s obvious that they spent the long dollar when it was being built and invested in quality that would last. The recently completed gym is fantastic and just another example of management doing things the right way from the start. With the completion of The ROE’s amenities, our management team has had the opportunity to welcome several industry leaders for tours of the buildings, grounds, and common areas. Most recently, the Eastern U.S. representatives of two national brands took independent visits—and couldn’t contain their excitement. They were genuinely thrilled that their brands are associated with a development as significant as The ROE. On a more personal note, each member of our team has proudly brought their own families through the property to show them the role they played in its construction. That alone speaks volumes about the pride we have in this community. It’s a meaningful tribute when a craftsman feels so connected to their work that they bring loved ones to see it—especially on a day off. Just this past week, I gave my wife a personal tour. We wrapped it up with a walk to the Manayunk Arts Festival and lunch at Winnie’s—one of the many local gems. AMAZING apartment in beautiful location - LOVE it here!!
May 30, 2025When my husband first suggested Manayunk as the neighborhood for our retirement to Philadelphia, I was skeptical. When we came to the Open House at The Roe (last October), I was converted. We loved the idea of living in a restored historical building and the vision the company has for creating a community that would stand out in an already valued neighborhood. We committed to our apartment having only seen the virtual tour and have NO regrets. The attention to detail and the architectural design ...exceeded our expectations. We had to downsize a LOT (from our house in NJ) to move into this space and the layout of our apartment - including varying ceiling heights and lots of windows - makes it seem more spacious (than square footage would indicate). The management team has been super helpful, throughout the several months of waiting for the apartment to be available as well during our moving in. It is obvious they care about the tenants. We are already quite happy here and looking forward to enjoying the other amenities as they are completed. They REALLY got this right!!!Property Manager Responded
May 31, 2025Thanks for the wonderful review. The Roe is unlike any other apartment community that has ever known or visited. It is a boutique community spread over three streets in which all of the buildings are connected through walking paths. It is a community which has three internal electronically gated parks strictly for the enjoyment of our residents that provide benches located in nooks and groupings for quiet contemplation, or group conversations surrounded by greenery. The buildings use the latest energy saving insulation materials. The materials for the Roe literally were sourced in three continents. We took several years to plan these buildings. It blends historic preservation, with ultra-modern finishes. The work was tiring, exhausting and complicated. The professionals that planned the community stand out in my mind as being the best of the best. The workmen and women took on their tasks as if they were building their own home. They poured their wisdom, hearts and talent into the ...design. The buildings radiate excellence. The current residents took a leap of faith when they signed their leases, most did so without seeing a completed building. It’s so nice to hear how pleased residents like your family are. We will shortly open our amenity area, and I’m certain everyone will be overwhelmed at the beauty, functionality and many features. The Roe attracted amazing families, like your family. Exceptional place to live
May 16, 2025I recently moved in and have had such a wonderful experience from the very beginning—largely thanks to Aleyna from the management team. The building and community here is truly a rare encounter. Since moving in, the entire staff has continued to exceed my expectations. Greg and Josh have been absolutely wonderful, and everyone on the team has gone out of their way to make me feel at home. It’s clear that the management team genuinely cares about their residents. As you transition from a new move in to everyday life at the Roe, I am confident that you will find that to a person, everyone you meet will be as thoughtful, helpful and kind as Aleyna and Josh. The Roe was intended to be a boutique community that focused at a community level of sustainability, walkability, transportation, and how we should care for our historic buildings and heritage. At the residence level, we focused on how people work and live from home, about volume, furniture layouts, and security. Finally, we thought about our environment and healthy living. To truly appreciate the community, you have to live in one of apartments as you have chosen to do. It’s only then that you realize how special the community and homes are. We spent several years in actual planning the Roe, and several years to construct the buildings that comprise this phase of the Roe. I am personally awe struck about how ...beautiful and amazing the community is at this moment, and it is not yet complete. We will shortly be opening up our amenity area which will complete the first phase of the Roe. It will (in my opinion) exceed all expectations for function, beauty and convenience. It is very exciting to watch new residents like yourself move in to the Roe, and listen to their first impressions, and even more satisfying to hear from our earlier residents about their satisfaction and happiness. There are so many amazing elements built into the Roe, and so many are hidden to the casual observer, but as you live in this community, you begin to understand all the attention and time that was spent I have worked in construction for 47 years, and nothing I’ve ever been involved in comes close to the craftsmanship, quality of materials and superb planning that went in the Roe. April 18, 2025Thanks for taking the time to tell other families about the Roe at Manayunk. We are definitely not your traditional apartment building. There is nothing cookie cutter or non-descript about the buildings and community. The buildings are a historic renovation of a former parish that included a school, church, rectory and large open parking lots. The community is developed as a campus. Tremendous care has been spent in taking magnificent but tired old buildings (some nearly 200 years old) and repositioning them into ultra sophisticated living space. They are designed with a great deal of thought as to how people work and live. Built to the highest of standards for energy efficiency and sound control. They feature volume ceilings, high end finishes, massive windows. The community has three parks, and soon the amenity area will open to our residents. I could write pages and pages about the unique features. This is community that all others will be measured against. It’s very special, and as ...I observe and listen to our new residents move in, I am convinced that that we have attracted some very special families to bring life to the buildings I and my fellow team members have worked so hard to build. We have an amazing staff of men and women to support the construction, maintenance and leasing. They are very talented, and as you now know, care deeply about this community and its residents.
