Good Property - Bad Renewal Experience
August 27, 2025I’ve lived at The Smyth for over a year, and I've truly enjoyed living at The Smyth; the amenities are excellent, the building is well-maintained, and the location is very convenient. My experience as a resident has been largely positive, and I appreciated the modern design, responsive maintenance team, and overall quality of the property. However, I was very disappointed by the handling of my lease renewal. After receiving notice of a substantial rent increase or about 11.5%, I reached out in ...good faith to try and negotiate a more reasonable adjustment. I referred to comparable market rates (including The Smyth’s own listings for the same unit type at a lower cost) and emphasized my strong payment history as a reliable tenant and participation in community events. Unfortunately, management was completely unwilling to consider any negotiation, citing high occupancy and market value. I understand that rent increases are part of the reality of leasing, but the rigidity and lack of consideration felt impersonal; especially when a part of the marketing for the building focus on the sense of “community”. It gave me the impression that existing residents are not valued nearly as much as new lease prospects. Ultimately, I feel like I was priced out of a place I genuinely liked, and that has been disappointing. If you're considering moving in, you’ll likely enjoy the building itself. Just be aware that the renewal process may leave little room for flexibility, regardless of your history or the actual market trends. I’ve also been made aware that this is not an isolated issue; I know several people that have had the same impersonal renewal experience.Property Manager Responded

August 5, 2025Overall, living at The Smyth has been a positive experience. I think the community life team does an amazing job hosting events and creating groups (book club, etc.) to get people in the building together. The cleaning and maintenance staff also do a really great job -- the building is generally always spotless. The only complaint is residents who do not clean up after their dogs in the dog run, as it inhibits the ability of responsible dog owners from being able to use this amenity (which we ...all pay for). It would be nice if there were a way to fine residents who fail to do this. My biggest complaint is the lack of guest parking when I am paying a premium in rent (compared to other buildings). I understand there cannot be designated guest spots, but a code for discounted guest parking (vs. the very expensive public rates) would be a nice concession. Another complaint is management does not ever seem to take feedback and action on it.Property Manager Responded

June 4, 20255 star aspects of the building: - community events: our apartment life team does an excellent job putting on events and building community in the building - staff is very attentive - building is always clean average aspects of the building: - rent is getting outrageous considering the # of new builds in the area and the fact that there are still options much more affordable - great amenities, but it costs too much to reserve amenities in the building when we already pay a monthly fee for ...them horrible aspects of the building: - there are ZERO guest parking options and overly expensive parking rates; the building should dedicate SOME retail spaces to guest and offer a first come, first serve reservation system for guests (limit to one day/night unless there is open reservation the following day) overall, this has been a great place to live but everything feels like a quick money grab and it is taking away from the "community first" mantra they try to portrayProperty Manager Responded
