April 28, 2025Apartment looked good when I did a tour but after living at tinker on fourty8 for a month there have been nonstop issues with the apartment. I have had leaking windows, leaking sinks, sinks with no pressure, door leaks, broken appliances(oven and dishwasher) and have had a huge roach problem ever since moving in.Property Manager Responded

December 17, 2024I moved to Tinker on Forty8 about 8 months ago and enjoy living here. The building I am in is very quiet, no one bothers me and my neighbors are very nice. February 14, 2022Plan on paying another 80 to 150 a month for your water trash and sewer, but that is only for new leases. However since they don’t provide washers and dryers I don’t understand how they are calculating water usage fees based on square footage and number of tenants in the house. Used to be decent.
January 24, 2022Worst apartments ever. The apartments used to be fine and had nice regular staff that were always around. These days there’s just random people in and out all the time and you never know who you’re going to be dealing with next. Have to clear ALL the cabinets every other month for pest control (which used to be performed by the regular maintenance men now is performed by random contractors who enter your home with a key after 5 seconds of knocking) or you get fined. I had to put up a kick bar to ...keep the employees from just entering my apartment. I could be in the shower or worse. For a month now I’ve been harassed by the same group of kids, throwing rocks and other items at my door along with stealing packages and food deliveries, and while I’ve told them about it there’s been no security, even though when the new management came they told us all they had contracted new security. If there is security they must be hiding in the bushes. They can’t do anything to them if they don’t live here, which I understand, therefore in trying to move out in a hurry and they want me to pay for an extra month. I’m not going to stay in an unsafe environment nor am I going to pay for a place I’m not living in when Im on a month to month contract. There is a pool but I’ve lived here almost 3 years and I’ve never once seen it open. Laundry room is open Monday through Friday 9-5 hours when everyone is at work. Never been able to use the gym. Despite this they have raised the rent since I’ve moved here. I would not recommend for ANYONE ever to move here.Property Manager Responded

June 29, 2020I like how they keep the complex environment clean and how it's not too far from the school district. Basically everything you need is close by. The office manager and assistant and maintenance they are all polite and caring. It's really peaceful and quiet around here. When paying bills it's really convenient 7-11 is right down the street and neighborhood walmart is across the street.
