March 18, 2026Our apartment has been leaking since move in, and recently has been getting worse and worse… nothing is being done. there’s no updates on anything, no communication. the staff is nice! I like them. But when it comes to maintenance things.. that’s a headache. and still, no mail key after reporting not having one since the start of the keys being distributed.Property Manager Responded

March 18, 2026this is one of the worst apartment complexes you can ever live in as a student especially if you’re a full-time student and you work and if there is ever an issue with your rent or electricity bill or anything wrong down to your apartment management in upper management is the worst people ever get in contact with they say you were getting in contact with them and they never get in contact with you you gotta keep calling up there and I don’t take full accountability for anything that they do or ...say to you they tend to forget what they say it’s just a horrible mess and I do not recommend that somebody that started living hereProperty Manager Responded

February 16, 2026During the tour they said my electric bill will never be over $30 but it has never been under $30 one month it will be $45 and the next it will be $75 with no change, and when I talked with leasing office the email said one thing and when I called they said another, the lady on the phone even said “oh yeah that is a lot” I no longer receive emails when packages arrive, A package got delivered 2/10 and I never got a notification to come pick it up until I went on 2/15 wondering about my package.Property Manager Responded

January 23, 2026The place is decent. Everything seems to be doing better now that Taylor (and old management) is no longer here. The gates are still constantly breaking, and the security cameras still aren’t all working… Until that’s solved, I feel like the gates will never stay fixed and operating at building 1 & 2. The Vanguard is a convenient place to live, but with all of the problems these buildings have from being rush built, I can’t imagine it being a good long-term place to live. Make sure you get a ...renters insurance if you do live here! The mitigated risk that you have to pay for not having it is a waste of money, and it covers next to nothing in the event something does go wrong. Back to the topic of the Vanguard itself, it can be fun here. January 7, 2026I was told over the phone that I would receive a free parking discount once I signed my contract, and now they are telling me I will not get free parking and have to pay $75 a month for it. January 2, 2026Living at The Vanguard has been good so far. The unit is in good condition. Facilities like the gym, study rooms, among others makes here a convenient place to live as a student. Occasional organizing of events geared towards bringing tenants together is a plus. I like the welcoming attitude of all those who work at the leasing center. One thing, I noticed though is that sometimes, the hallways get so dirty, and it takes a while to be cleaned. I acknowledge the efforts of the maintenance ...team but they could be swifter in response.Property Manager Responded

October 29, 2025The apartments are pretty nice, however a lot of things were assembled and made very cheaply, it seems the build was done too fast with a lack of focus on quality, the staff is generally pretty helpful, however management has seemed to slow down a lot of processes.Property Manager Responded
