    From the outside, Versailles on the Lakes looks like a great place to live. Unfortunately, that has not been my experience. The Units: Many of the units, including my own, are not rental ready. The kitchen wiring in most units needs updating, something that management is aware of but refuses to address until residents bring it up. When I moved in, my kitchen appliances often surged, and there was a pervasive burning smell that turned out to be my kitchen wiring overheating. The handyman ...
    previously assigned to my building was let go, but not before they "fixed" everything incorrectly. I have never experienced so many back-to-back issues in all my years of renting. While the maintenance crew currently on staff are all kind, hardworking, and competent, I'm sure my unit isn't the only one that suffered from improper repairs. Repairs: Versailles on the Lakes struggles to address repair orders in a timely manner. Part of this seems to stem from having multiple ways to open tickets. You can call in, submit an online request through their portal, or stop by the office. Most repairs are completed within a few weeks. However, on more than one occasion, it took months (and much pestering) to get issues addressed. The Staff: Most of the staff you'll encounter on a daily basis are kind, polite, and competent. Unfortunately, the management team is the exact opposite. The current property manager runs the complex like an overbearing high school principal. She regularly creates new rules with strict repercussions and enacts them immediately. If you miss the email with the new policy, you're out of luck. The updated rules aren't posted anywhere for residents to review or reference. Management also struggles to treat people with respect or empathy. More than once, management has sent out inappropriate emails (such as threatening to enter every unit to hunt down the building shopping carts that kept going missing) and the office staff has had to send out a follow-up, backtracking. Management also makes decisions without consulting or alerting tenants. I awoke to an email stating the Clubhouse was closed for (supposedly pre-planned) repairs. Months later, it was partially reopened with just as much notice. In Conclusion: This apartment complex really isn't special. While the grounds are pretty, there are other nearby rental options that focus their effort into making tenants happy. Why pay such high prices for a subpar experience?

  • Pros and Cons.. Mostly Cons Right Now.

    This is a long review, but worth the read if you are considering Versailles on the Lakes. I recently moved into Versailles on the Lakes and have been quite disappointed with the experience so far. I selected this apartment complex for the location (which has not disappointed) and outdoor amenities (also awesome). However, despite the luxury status of this community, my move-in was far from smooth. Here are some of the issues I encountered: **Unclean Unit: The apartment was not properly cleaned ...
    before my move-in. There were dead insects in the living room and bedroom, scale and grime on the water fixtures, and dirty, damaged appliances in the kitchen and bathroom, and forgotten screws in the bedroom carpet. During my move-in inspection, I noted over 50 items that were not move-in ready, which added unnecessary stress to the process. I even had a meeting with the management team who reviewed my concerns, apologized, and agreed that the unit was NOT move in ready when it should have been. **Community Concerns: Despite being a smoke-free community, there are several residents that smoke like chimneys from their patios as well as in their units. There is constant, persistent nicotine and stale cannabis odors in the building (friends, it is 2025, it is time to upgrade your vices). The package room's irregular staffing and inconsistent hours have made it difficult to access my deliveries. While I understand that the use of a staffed package room is a stop gap measure while the clubhouse is under construction, the lack of proper staffing has been disappointing. I have assured that this issue is being addressed- time will tell! Additionally, The management team frequently sends emails with erroneous or contradictory information, adding to the confusion and frustration. Other than the excellent access to outdoor space, the only positive aspect has been Tanner, the maintenance person assigned to my building, who has been wonderful in addressing immediate concerns. I hope the management team will address these issues promptly to ensure a better living experience for all residents.

  • Poor management. Too many restrictions on updating outdated applicances

    There are a few problems For the cost some things are underwhelming 1. The gym is less than basic 2. The thermostat system provided is outdated and doesn't even have a timer and have never seen it stay near the set temperature. And turns out they don't allow you to change the thermostat. 3. It has been a subject of much discussion and we have posted notices virtually everywhere on the property bulletin boards, resident flyers and on the social media. The good news is that when complete, all of our underground garage units will be freshly painted and feature brand new lockers. In an attempt to alleviate the situation as much as possible we notified every resident that we were temporarily suspending all towing of illegally parked vehicles while this project is underway, so no one should be concerned about the possibility of having their car towed. However, we were also very clear that parking in illegal spaces (handi-capped or fire lanes), would result in potential stickering and ticketing by the City of OakBrook Terrace who patrols those ...

    Jacked up the way they charge utility prices in the middle of a lease. When I asked them how they can change how they charge mid lease management said they could charge anyway they think is fair. The flat monthly cost is now much more than the highest bill I ever had before. They insisted a flat fee is good for me because I will always know what my bill is.     This is a nice place to reside. The gounds are nice and so are the tenants. You will have to be careful with your guest cars because of towing which can be a good thing because parking is scarce.     Management keeps the grounds nice and clean for tenants along with perspective tenants. Recently they have made a change to their utility system. Instead of paying for what you use they are applying a flat rate. The rate is pretty high especially when you don't use heat 12 months out the year. Most tenants I have encountered are not happy with the change and they feel ripped off. My concern since rent is increased annually, will they continue to increase utilities for more money?
