Decent Place
April 25, 2025I haven't lived in many apartments, so ymmv with this review, but it has been a decent place as far as things go. It's very quiet aside from the occasional chaos of upset birds and midnight-loud-music neighbor. Most of the neighbors have been very nice. It is a beautiful place. My particular apartment overlooks the lake, which makes the balcony a perfect place to read when it's sunny. The decorative stucco siding has been falling off in many places recently, especially with the storms. There was ...a repair effort last year, but more has fallen off and the patches that were done weren't painted. Another effort probably needs to occur. Rent increases about 3-6% most years. The new managing company added a fee this time around which would have raised mine by 10%. It's annoying that I even have to have a conversation about this, but local management Christy was helpful in handling that conversation and getting a reasonable result. All of the local management has been great, honestly. Maintenance is okay, but inconsistent. It usually takes a couple of visits to really fix something, but it does get fixed. Timing is extremely variable; something can be fixed the next day, or two weeks later. I haven't had any major delays on anything urgent though. My understanding is that they're short staffed and hiring contractors to help out, which is probably part of the inconsistency. Everyone has been friendly though.Property Manager Responded

Neighbor’s Pot Smoking is an issue
February 24, 2025Even though smoking pot on site is against the lease, Vincino has allowed pot smoking for over a year. It has created health issues - nausea, headaches, throat and eyes burning. Don’t count on the office to stop the pot smoking on the property.Property Manager Responded

Bait and switch
August 6, 2022During my tour of the property, I was shown a model apartment because mine was not available to be viewed. I was told the model was what my apartment would look like minus the laminate flooring. My apartment would be fully carpeted. The model had a microwave, granite countertops and newer/nicer finishes. Upon move in, I was very upset to find that other than the layout my new apartment did not look anywhere near the same. The countertops were low quality laminate, the fixtures were basic, and ...there was no microwave. When I spoke with them, I was told I must have misunderstood because they told me it was a different color scheme. That was extremely insulting. I asked about the microwave because on their website it said that was one of the amenities. They said that some units didn’t have one. I would have never signed a lease if I had seen the apartment I would live in. It was not worth the ridiculously high rent for a poorly maintained basic apartment. You are also required to pay $25 for valet trash even though there are dumpsters everywhere and your valet trash pick ups are often missed. One time my trash sat out 3 days. When I took the trash to the dumpster on my own, I was told that I needed to use the valet service. Ridiculous! During the summer my AC was not working well. It had to be on all the time to keep it somewhat cool. My electricity bills were very expensive. The technician told me the ac was old and should be replaced but that Vicino wouldn’t do that and that they would probably just put more insulation in the attic. He was right. The insulation didn’t help much either. I had stink bugs during the winter. The lake view was nice, but the fountain stops working often and then the lake gets stagnant and smelly. Once I told them I wasn’t renewing my lease, I haven’t been able to get in touch about an overcharge on my bill or dropping off keys. Overall, I was very unhappy with the bait and switch, and I am writing this so someone doesn’t have the same experience as me. The majority of the 5 star reviews seem to be from people who had looked at the property but not actually lived there. Don’t be fooled!Property Manager Responded

August 11, 2021Moved in and had a list of things broken, would call and email the office and they wouldn’t respond for days regarding my disappointment. Beware of the photos they send you, more than likely your unit will not have any of the upgrades in that photo and much older appliances etc. Property is nice and would give it 5 stars if they just offered better service :(Review from Apartments.com
