Things I Wish I Would Have Known Before Renting at Villas Fashion Island

I lived at Irvine Company’s Baypointe community, so I expected an elevated experience at Villas Fashion Island. At $8,190 a month, I expected a premium home, peace & quiet, and meaningful support.
The biggest disappointment was the sound transmitted from the apartment above mine. I was often awakened by heavy footsteps, banging, slamming, dropped objects, & activity between 5:30 and 6:30 a.m. Even the upstairs resident raising the window covering was loud enough to wake me. My son also ...

I understand apartment living includes normal sounds. I complained only when the noise was prolonged, unusually loud, or disruptive enough to wake us. Management accepted the upstairs residents’ explanation that they were engaging in “daily living” and told me to call Courtesy Patrol while it was occurring. That meant fully waking up, waiting for patrol, and hoping the intermittent impact happened again. No one from management ever came into my apartment to hear the window-covering noise or evaluate the sound transmission.
One Sunday, sustained banging, dragging, and furniture-moving sounds began around 7:00 a.m. during what appeared to be the upstairs residents’ move-out. The Resident Handbook says furniture may ordinarily be moved only between 9:00 a.m. and 6:00 p.m. I received no explanation of whether the early move was authorized or the rule enforced.
Enforcement felt selective. A staff member confrontationally accused me of not picking up after my dog. I denied the accusation and believe it was unfounded. That felt especially unfair given the unresolved noise.
After my original review, management contacted me with polished, sympathetic language, but nothing substantive changed. I received no meaningful accommodation, investigation, concession, remedy, or goodwill gesture.
When I purchased a home and asked to leave a few months early, the community manager, general manager, and Corporate Customer Care refused any waiver, reduction, compromise, or custom resolution. My choices were a $16,380 lease-break fee or continued rent responsibility until the apartment was re-rented or my lease expired.
My takeaway: Irvine communicates well when a resident complains, but in my experience the empathy was not followed by meaningful action. Prospective residents considering a unit below another apartment should visit at different times, ask what proof management requires before addressing noise, and read the lease carefully.
