Stay Away! Awful management and overpriced!

I recently moved out of Vinz on Fairfax, and my experience, especially at move-out perfectly reflects how poorly this property is managed. I was charged multiple fees, including a cleaning fee that is completely unjustified. When I moved in, the apartment was not clean or move-in ready. It was visibly dirty, and I documented this immediately by submitting a service request on day one. I have proof of that request and communication acknowledging the condition of the unit at move-in. this even more frustrating is that I made a clear effort to leave the apartment noticeably cleaner than how I received it. Being charged a cleaning fee under those circumstances is not just unreasonable, it’s blatant disregard for documented facts. The lack of response from management is just as bad. I raised this issue in person during move-out, followed up via email, and sent additional follow-ups. It has now been weeks with zero response; not even a basic acknowledgment. I even spoke with someone who confirmed they received my email and said they’d follow up… and then nothing. This level of unresponsiveness is completely unacceptable and, frankly, unprofessional. This isn’t an isolated issue, it’s representative of the building as a whole. Management turnover is constant, and it shows. There is no consistency, no accountability, and no sense that anyone is actually responsible for resolving tenant issues. Problems are either ignored or lost in the shuffle. To be fair, Rob was the one exception. He was responsive and helpful but he was only part-time, which meant reliable support was rarely available when it mattered. On top of that, the elevator is frequently out of service for extended periods, sometimes for weeks at a time. That’s not just inconvenient it’s unacceptable for any residential building and raises serious accessibility concerns. I raised this with previous management and, unsurprisingly, never received a response. Between: 1. Being given a dirty apartment at move-in 2. Being charged a cleaning fee after leaving it cleaner than received 3. Complete lack of communication and follow-through 4. Constant management turnover 5. Ongoing maintenance failures like the elevator …it’s clear this property is fundamentally mismanaged. If you’re considering living here, understand that once you sign the lease, responsiveness and accountability disappear. There are far better options save yourself the frustration and look elsewhere.

I lived in this house for 3.5 years. I will miss this house. Very convenient location, very nice people work here. Prblems were resolved very quickly. Very youthful home, and most importantly, very good sound insulation. Thank you for everything Vinz on Fairfax.

Do Not move in here. Quite hours are Not enforced here even though the tenant is breaking their lease agreement. Tenant above me keeps making loud noises that wakes me up in the middle of the night. It has bern more than 6 months that I have been emailing management with more than 50 emails; security being called more than 6 times. I am miserable being woken up in the middle of the night constantly. I am frustrated that management has not been able to resolve this issue. I am socked that my ...

Vinz on Fairfax is such a neat complex!! First of all, it smells great everywhere haha. But mainly, management is great. They’re responsive, cool and collected. Also, maintenance is very fast at fixing any issues! I’m loving the unit too - beautiful and high ceilings!

Overpriced “luxury”

Staff is amazing - kind and always going above and beyond. My two star review is a rate of overall value. One star for the amazing staff and one star for the actual apartment room/appliances/flooring etc. I didn’t do my due diligence when moving in. Feel free to negotiate your base rent using these points if you choose to move in: There is no guest parking - your guests pay a fee as if they’re visiting the grove The back gate doesn’t work every other month They do not provide itemized bills of ...

your bills - the trash bill here is ridiculously high (average $85/month) and it’s not even valet trash? They accidentally over charged me for the water bill (later corrected) but, still, the time taken to check and email is so inconvenient. You’re better off paying the extra $200/month and living at the One Museum Apartments. They come with actual security 24/7, free espresso/coffee machine in lobby, full Equinox-inspired gym, rooftop pool/hangout area and all your guests get free parking in a gated garage. Not to mention, it’s closer to the grove, park, etc. Vinz is on a busy street so logistically too, this place is not the best bang for your buck.

The staff and management on this property have been very kind, attentive, polite, and communicate effectively and timely. But unfortunately, my apartment itself is unbearable. I asked about the noise level in the apartments and was told that it was quiet and you couldn’t hear people in the other units. Not only can I hear my upstairs neighbors, it sounds like a stampede non stop. The noise is so loud that it will shake my apartment. It is 100% unbearable. I wake up in the middle of the night ...

It seems like the walls are so thin that even regular walking sounds like stomping in heels. I can pretty much hear every movement that occurs in the apartment. Lauren, the manager, has been very kind with trying to work this out for me. I have asked to either be transferred to a size comparable penthouse unit/ a unit where no one is above me or be transferred to another Greystar property in an area that works in a unit where nobody is above me. If neither is available I would just like to leave all together. I haven’t even been living here a week and it’s been absolute misery . On top of that - the inconvenience to move again after just relocating to LA.

This apartment building is like a stylish boutique hotel in Miami South Beach. The scale of the building makes it super easy to park, pick up mail, packages & takeout. The apartment has a great outdoor area, lots of kitchen cabinet space, stellar tub & shower head, a good size walk-in closet, top notch washer/dryer, dishwasher, fridge/stove. Residents are low key, cool and dog friendly. Staff are welcoming & helpful. We are loving it.
