Concerns about resident safety and emergency

I have lived at Wallingford State Apartments for less than 30 days, and unfortunately my experience with their after-hours emergency service has been extremely disappointing.
I accidentally locked myself out of my apartment after the leasing office had closed. I immediately called the after-hours emergency number, and the dispatcher informed me that the on-call employee was paged multiple times. Despite those attempts, no one ever responded or returned my call.
While waiting, my phone battery ...
died, and because I couldn’t get any assistance, I had no choice but to walk to a family member’s home late at night.
My biggest concern is resident safety. If this had been more than a lockout—for example, if I had accidentally left the stove on or another urgent situation required immediate access to my apartment—the lack of response could have made an already stressful situation much worse.
I have filed a formal complaint with management and requested that this matter be escalated for review. I hope the property addresses its after-hours emergency procedures so other residents don’t experience the same situation.

My time there was terrible. The place is infested with cockroaches. I saw at least 10 a day. They’d crawl on my feet when I went in the kitchen. Of course I had rodents too! The maintenance man would show up at my apartment late at night drunk. It was absolutely terrifying. Since leaving, they’ve refused to return my deposit or answer any of my correspondence. I actually won my civil court case to get my deposit back, but they still refuse! It seems they think they need it more than this single ...

Truely affordable. We got good space for the price. $50 flat rate electric. The balkany was awesome. Location was sweet. I recommend EG's foodbase. $4 sandwiches. Work orders were responded to promptly, and we got our security deposit back after leaving a few problems for the maintenance teams to fix.

Wallingford Estates is a hidden gem. While location, location, location is certainly working in its favor, it's people, people, people who make the winning difference.
From the first call to inquire about available units to needing help with this and that since moving in, their responsiveness has been nothing short of stellar. They make you feel appreciated and part of a community straight away.
A few things that stand out in particular in my apartment are really nice carpet, a new kitchen ...
counter, and new garbage disposal. It's obvious that they don't just want "good enough" but quality that adds value. They also keep the grounds outside very tidy.
The park that's next door is very large and has accommodations for various sports like basketball, tennis, etc. as well as a trail for walking and running along side a Ridley Creek. This has been a huge plus for me.
Add to all of this that it's close to -- but well out of sound range of -- I-95 and I-475 and everything from King of Prussia to Philadelphia to Wilmington is just minutes away.
I'm very impressed and really grateful to have found this place when apartment hunting.

Don't let the cheap rent suck you in! This place is terrible! The actual apartment isn't bad, but between the noise from neighbors, the nails and broken glass in the parking lot (I've had to repair or replace my tires 3 times in the last 5 months), and the staff that ignores your calls, it's just not worth it.

Great location near transportation center ( trains, buses etc. ) three near by shopping centers which is very convenient. Property is well maintained and staff are friendly and helpful. Parking is convenient and safe ( well lit ). Area has a lot of shady trees with birds and squirrels. Trash is picked up daily and police patrol often to protect the property. Oh and the big plus utilities are free!!
