I would second guess this place
June 2, 2024I’ve been here for 9 years so there’s a lot to say about property. I’ve been here so long because of the school district, which is great, but the property and management is very poor and parking is impossible on top of abandoned cars left out for months on flat tires and broken windows. Last month they took out an extra $1000 out of my account for rent and now it’s time to pay again I still haven’t received a check or a call back, not one call back, it’s been me calling them and they won’t give ...you a number for corporate office, ever. Prior to this situation management canceled my carpet cleaning due to cleaning company, never received a call back. So months later I try to schedule a cleaning and they lied about why carpet wasn’t cleaned in the first place and then said they wouldn’t clean carpet until next renewal. Management was very argumentative vs just being accountable and taking care of whatever needs to be taken care of. Also, Basement floods EVERYTIME it rains! Landscaping has been horrible. Apartments do have nice 3 bedroom layout but again quality of property and management is very poor!Property Manager Responded

August 23, 2022Apartment maintenance could not be worse, every time I call regarding my AC I'm told there is nothing they can do. I was many times hang up on and screamed at by the disrespectful man that works on the leasing office. Not worth the price, not worth not even $200 rent.Review from Apartments.com
This place is garbage.
March 29, 2021This place is garbage. Bugs have been coming in from everywhere even though we pay for pest control on a monthly basis. Stink bugs, centipedes, and even worms. Everything has been painted over so many times that the walls are gritty, peeling paint and paint drips everywhere, on the carpets, floor, even the toilets. Kitchen cabinets are so old that if I ran my finger over the shelves I would get splinters. Someone put contact paper on the shelves and they just peeled it off leaving all the sticky ...residue. Not to mention random sharp screws sticking out. Open the drawers and sawdust drops into the bottom cabinet all over my pots and pans. Concrete is completely cracked in the backyard and where they tried to bandaid it has completely cracked and fallen apart. The fencing is so old and discolored, and everyone's old fencing is leaning and held up by 2x4s. Our toilet clogged several times for no reason. It took them 3 times to finally fix it correctly. They tried to cover up rust in the sink when we moved in. Called Maintenance to fix and they covered it up again. When they finally replaced the sink it was just another old one with chips on it. The caulking job was horrendous. I can't believe these are career maintenance people. Absolutely no care has been put into this place. Mirrors and light fixtures in the bathrooms are chipped and rusted. We had to put down our deposit before we were even approved to move in which I've never had to do. These places need complete remodels but they just try to put a bandaid over everything because attempting to actually make these places decent would take away from their bottom line. I could spend the rest of my life trying to clean this place and it still wouldn't be clean.Property Manager Responded

I’m happy to call Warson Village my home!
October 19, 2019Many building improvements have been made. People should know Warson Village is a great place to live. I've been here 2 months and have put in several maintenance requests most very time consuming. Maintenance department is attentive and do a great job, all my request have been addressed and resolved. Very happy with Leasing Manager Dianna, also, Rebecca that's in the office is wonderful to interact with as well. MOVE OUT WAS A NIGHTMARE!
August 13, 2019Make sure to review the contracts and get what you can in writing and hold on to your copy. Upon walk through, they do it while you are not there, after you move out. So what they say goes and they WILL charge you!! Take photos!!! They charged $50 to pick up a couple skittles apparently there were in the corner. The carpet was already 5 years old and they said they had to replace the whole carpet and billed us for it! Doing the walk through with them was not an option so they just charged us ...through the roof for ridiculous things. They also make it literally impossible to get a hold of anyone above the manager. It is very strategic. They don't allow the release of supervisor information. We had to submit to the Better Business Bureau and Attorney General. Took months to reach someone, only via email and they were no help. Also, lived in town home by the pool. There were constant flood issues that were not handled professionally or quickly. Staff is very unprofessional. They are constantly outside smoking. Units are old and creaky. Very loud with business trucks next door. There were drug and theft problems. We were only there 1 year and couldn't wait to get out!! For the money, go somewhere else!!!Property Manager Responded

November 15, 2017Initially I loved the area and location. Neighbors are nice and it is fairly quiet. That's about where it ends. The gated community is just a gate around the community. It gets fixed and breaks a few days later over and over again. The 1 bedroom apartments do not have the brick wall interior that the townhomes have. The apartments are pretty spacious but they are old. Lower level apartments near the pool deal with flooding issues year-round and nothing is or can be done about it except to ...have vendors come to dry the carpets until the next time. This includes right at your front door and in the storage areas. These leaks or flood-prone areas have been dealing with this for years I have heard from other neighbors. The maintenance staff do their best, but they are not equipped to fix the serious issues this place has. If you want something fixed you can't wait on a solution to be offered to you, you'll have to demand it be done and stay on top of management. Don't believe anything they say, get it in writing first!
September 25, 2016They will tell you anything to get you to sign papers. If there is something you want, like particular parking spaces, etc, make sure it is in writing before you sign and especially before you give them any money. Know that you can not depend on getting the parking spaces you want despite what they will tell you. So if parking is an issue for you, go elsewhere. We did.Review from Apartments.com
Worst place to live - very insecure

Unaccomodating
July 21, 2016I wanted to love being a future resident of Warson Village apartments, however I was met with staff members who were completely unaccomodating and unwilling to make customer satisfaction their number one priority. I submitted my application and was informed at the time of submission that there is a 3 day window to cancel. My application was approved on a Monday and I was informed on a Tuesday. Friday of that same week (3 days after being informed that my application was approved), I was faced ...with an unforeseen dilemma that would not allow me to move into Warson Village on my originally scheduled date. Immediately, I visited the property in person to inform them. Not only was I told that I was not eligible for a refund of my $400 deposit because it was approved 4 days prior to me notifying of my intent to no longer move in (ignoring the fact that I was not notified until a day later - which would put me within the 3 day window), management was not even willing to work with me to keep my application on file, hold my $400 deposit and apply it to a future available unit. I was paying all rental fees in advance at the time of my scheduled move-in date. The apartments are marketed as a gated community, however, if you speak with the residents of the community the gate has been inoperative for upwards of one year. The community is centrally located and nestled in the award winning Ladue school district. However, due to the lack of cooperation from the staff I would not recommend the property to my worst enemy and for that reason I would give zero stars but the submission requires atleast one. Overall, very nice
September 9, 2015Toured Watson village last weekend. Good value, convenient location, private and spacious back patios for most units and a nice pool and clubhouse. Staff was very friendly and helpful on our visit. Unfortunately they didn't have the model we were looking for at the time we need it. It did say "not available" on the site, but we still wanted to come by and explore our options. Would recommend to others to check it out in their search, though.Review from Apartments.com

September 2, 2015This has been the perfect townhouse for me. My friends are always impressed when they visit. The brick wall in the dining room gives you the modern loft feel. The staff is very friendly and always eager to help. The maintenance staff is always available when I need them, and they follow up to make sure I am satisfied with any repair needed.Review from Apartments.com
